Good breakfast and great location. The room and bathroom were tiny and in huge need of renovating. Rood was smelly, mismatched furniture, carpet dirty, and AC left the room wet. Bathroom had no space for guest's toiletries and the shower the soaked entire bathroom. This is a 1star/$100 room not $300 except for being in Saratoga in August.

The location was perfect, close to the race course, to downtown, to the performing arts & across the street to the immense state park. The hosts Joe & his family, (the owners) made us feel like family, so warm & ready to help in any way. The continental breakfast was a good way to start the day. Very relaxing to sit on the quiet porch & interact w/ the other guests. I had a very small standard room in the annex building on the main floor, good enough just to sleep in but I would highly recommend to get a better room w/ more space to move around in. There was a musty smell every time I walked in but having the AC blowing on me helped. FYI there’s no daily maid service but I was fine with that!! Overall it’s a lovely quaint Inn!

The inn is quaint and I loved learning about its history. The room was comfortable and clean. Great location next to the state park and near to the race track. Joe was a great host.

The Anne Washington is beautiful in a scenic location but close to everything in Saratoga. The staff, especially the Manager In Training, Florence, were super friendly and helpful. A small refrigerator in the room would be nice.

Great location, the most comfortable beds, and a real hospitable owner. Joe, made my wife and I , feel like we were part of the family! Great easy going breakfast available, we are definitely booking here again for the shows at SPAC, and during horse racing season! Cheers, Joe!

Location, Clean, Common area, breakfast, all day availability of coffee/tea/water. Fire pit,the owner Our room on the first night- tiny, BR door hit bed, heat came on in the middle of the night- we had to open the bedroom door to the entry way,windows - could not open,TV poorly placed- partially blocked We brought 3 other couples who had what we expected for a room. Our room was not in the same building with them. ????? Our room was switched after the first night to the main building.

Location and outdoor porch Room was so tiny, very dated and on the top floor requiring opening yet another door to the top. No help with luggage for such a steep climb

This is a very charming place with an exceptionally welcoming feeling just south of the main business area of Saratoga springs. Sometimes it’s the little things like a pantry at the front desk with items costing just a dollar and payment in a jar (a frog pottery) on the honor system. Certainly a far cry from the corporate minibar.

Breakfast was nice, a good array of convenient foods, Oatmeal, Cereals, Bagels etc... Not a large selection The staff were very friendly and helpful. The Inn has a nostalgia about it. It is clean and bright and the grounds are beautifully manicured. We did not use the fire pit but it looked inviting. The front porch in the Morning with Coffee visiting with the other guests was the best! The location was great just minutes from SPAC So this is an old house and I feel that it should be known that there are not any rooms on the main floor of the main house. I am not sure about the adjacent house but in the main house you need to bring your suitcases up one or two flights of stairs. We happened to be on the third level. No elevators in the property.
