From the staff, always pleasant, to the rooms and the amenities… just a great way to relax and have all the comforts right there! Being so close to the neighbors. Could hear them until the wee hours of the morning. They were a bit excessive yet the manager promptly gave them notice. Very responsible and respectful for the environment. He handled it very professionally and with courtesy to even the actors involved.

The best beach we saw on the island was within walking distance of Baan Kaio. Our casita was also located in the upper part of the hotel, which gave us a super nice view of the place. It’s not directly on the beach, but it’s perfect because the mosquitoes don't attack you directly. The staff was super well-informed about everything; they gave us tips on what to do and were super transparent. They lent us snorkel gear that was in great shape for heading to the beach next door, where there are reefs full of fish. ? A "casita" is a small house or cottage. Everything was good ?

The staff made huge efforts to make sure we enjoyed our stay. We were asked several times to let them know if we needed anything and whether anything could be improved. They immediately offered us to change rooms when we were bothered by some nearby noise, which was lovely of them. Always reachable via WhatsApp for anything we needed. Thank you so much for the support! Facilities could be renovated.

Really super-friendly and helpful staff, it was the main theme of our stay. Everyone, from reception to restaurant staff were very kind and they made us feel very welcome, as well as they solved all requests or problems. My friend booked his bungalow for 1 night longer than needed with a non-refundable booking but they agreed to open the room for new bookings for the night when he didn't need it and when it got sold, he got his refund! Bungalows are nice, good furniture, large balconies, constant warm water with good pressure (can be an issue at many other places in Phangan!), decent breakfast, good pool for families with small kids, well-cared garden, very close to beach (1 minute walk). Weekly there's a market with party on Wednesdays on the beach and it can be noisy and on Saturdays there's a huge party with electronic music on the hill nearby and you can hear and feel the base in your bed. But the hotel gives you ear plugs by default in the room... and if you can't beat them, join them, so just go dancing on this nights and it's all good! It's not a deal breaker but good to consider if you are very sensitive to noise.

The location is excellent, just a few steps from the beach. The hotel restaurant is very good — we had dinner there several nights and the food was always delicious. The staff are very friendly, and the hotel is very clean and well organized. To reach the hotel, there are quite a few stairs, and it’s a bit far from the village. Because of that, we had to take a taxi every day to go to the gym, as there isn’t one nearby. Breakfast is a bit limited, with few options.

I really have zero complaints. Everything was wonderful! Just note that haad yao is such a peaceful and lovely beach. One of the pretty ones. But it's abit further north. It's really a perfect place for families and couples. When Id have a family or a partner I would certainly stay with her here, much better than the crowded areas. If you wanna reach the crowded city centers you can use a taxi or bike, and baan kiao can provide you with either of the two. Just super friendly and kind staff . Feel free to ask them anything and treat them as friends and you'll have great friends in your stay. Thanks for everything❤️

Staff are nice and polite, Bike rent price is the lowest and of good quality bikes Replacing towels every 2 days wasn't so practical, Water pressure is very low in the shower, No TV in rooms (at least in the ones we've been to)

This is our second time staying at this hotel, and once again it was perfect. Amazing service, incredibly kind and welcoming staff, spotless cleanliness, and delicious food. Everything is maintained to the highest standard and makes you feel truly taken care of. A wonderful place we were happy to return to and would gladly choose again Nothing

The property was exactly as described, our poolside family room was perfect for the 5 of us! We got fresh fruit baskets daily, and all the shower needs as well. The staff went above and beyond to ensure we had a great stay and everything we needed! If we are back on the island again we will certainly be staying here again! Nothing, everything was great

Different and great selection of breafast. Balcony, own kitchen, couch too. Slight street noise but cannot complian. Lots to do around.

Shoutout to Tom, Fa, Thada Mue, Serena & the ladies at reception. They made our stay unforgettable. We loved relaxing at the generously sized, deep pool. The breakfast was wonderful- much better than most inclusive breakfasts you'd typically get at a hotel. Our room was situated higher up and felt cozy with a spacious balcony. The feel of the entire property felt like a homey, hidden tropical paradise.
