The price point at which they were selling the rooms. Elevator was not working. Otherwise it was fine.

I would avoid this property if you have children or plan to stay for an extended period. It is a safety hazard. They were actively featured by Booking.com at the time of my stay in October 2025, but the experience was so poor that I ended up reporting Booking.com to Fair Trade in Australia for recommending this property and for their inadequate customer service and exposing their customers to unsafe environments. As a result, I received a refund for 3 out of the 5 nights. This is not a hotel. It’s a Soviet-era three-bedroom apartment converted into a business, with minimal after-hours support. I spent 14 hours without proper heating while both Booking.com and the property manager ignored the lack of the promised amenities—a serious safety issue given the sudden drop in temperature. In the end, Booking.com compensated me for three nights, but the property manager and their contact never even apologized for the poor service. They expected me to take a 1000W heater from the hallway to warm myself in a huge 45-square-meter room with heigh ceilings. The contact was rude, unprofessional, and dishonest. This is the main advantage. It was very convenient that all the main attractions and restaurants were within walking distance. We didn't need any transport. Noise — The windows of our room faced the street. In the evenings, sometimes until 1 a.m., it was quite noisy, even with the windows closed. Bathroom — It was really very small. I don't know if it was larger in other rooms.

Although I had specifically requested a parking spot under the building, none was available upon arrival. However, this wasn't a major issue, as there was a free parking area right next to the building.

The location was awesome!

The hotel has an amazing location—right in the city center, so you can easily walk to most places. The room was mid-range—not too fancy, but clean and comfortable. Considering the price, I'd say it's definitely worth it. There’s no staff at all. The only person around is an unfriendly woman who works at the fruit shop downstairs—she doesn’t speak a single word of English. If you’re looking for a warm and hospitable host, it’s better to choose another place. The house owner only contacts you by phone, but they do try to help sometimes.

It wasn't far from the city center or tourist attractions. It's close to Rustaveli metro station and is a hotel that matches its price. Overall, I liked it, but it could have been better. Responses to messages were delayed. Before traveling to Georgia, I asked a question since I had read that most places accept card payments. Because of that, I kept most of my money on my card and didn’t convert it to lari. One day before my trip, I messaged the hotel asking if they accept card payments. The reply came too late, so I set off with my card. When I arrived at the hotel, they informed me that they only accept cash. I ended up spending an entire day walking around the streets of Tbilisi looking for an ATM to withdraw money. I also had to pay an extra commission fee to get cash. As a result, due to the hotel's lack of responsibility, I lost both money and time. I was very tired, and a whole day of my trip was wasted because of this.
