During their heat wave, this was the best air-conditioning we could’ve asked for. we included breakfast in the cost of our room. The breakfast was very light, but good. It was just enough to get your day started. The staff was very kind and helpful. The hotel is very charming.

Quaint little hotel, superb location, lovely pleasant staff. Totally recommend it. Decent basic breakfast in their very cute garden. Our room had balcony which was nice. Room was well-sized for Venice standards. It had two bathrooms. Everything you need. Basic but good. Liked the place, would recommend. Remember: it is very basic, so know what you are paying for. Spring beds, not the most comfortable.

Breakfast was good. We also had lunch in the upper garden room. The fish soup was excellent! We didn't realize the air-conditioner had a remote control to activate.

Amazing breakfast to start your day. Well positioned for ferry options and museums. A retreat after a busy day meandering through the streets of Venice.

Staff was pleasant and helpful. Junior Suite was lovely, comfortable, and enjoyed the private balcony area. Nice quiet area, centrally located for us. Close to canal for water transportation to and from Marco Polo airport.

Location is superb. Away from noisy streets but right about a block from the water taxis Zattere. The food at the restaurant is fantastic. And the attention really good as well. They all work hard to accommodate customers needs and requests. Very helpful with information on use of water taxis as well as places to go visit We would have liked to have a small coffee machine with capsules instead of instant coffee and a kettle.

Location was great! No air conditioning, even though was advertised as having air conditioning.

The included breakfast was nice. The location was excellent, a short walk from the water bus Accademia stop. The room was very cramped. We had 2 bathrooms. Both were quite small. It felt like a small stateroom on a ship. The staff who checked us in and out didn’t seem to be glad to see us or concerned about the quality of our stay.

Best location possible—easy access from the ferry to and from the airport. Easy access around Venice. Great staff who are always pleasant and helpful. Have been coming here since 1995 and will continue. Our room was on the front of the building so the foot traffic was noisy. However, the shutters and windows muted the noise at night so sleeping turned out not to be a problem. Next time, though, I’ll ask for a room on the rear of the building.

Very clean and helpful to get to the airport via directions given by hotel management. Location is quiet and accessible to get to. The location is within walking distance to major attractions. Quaint and loved the roof top!

The location is simply perfect! Easy to find, close to the vaporetto stop. The Accademia Gallery is just steps away. Beautiful views, a wonderful terrace. You feel welcome. The staff is welcoming. The room is clean, absolutely spotless. The shower is spacious. Thank you for the compliment on the room! They even checked us in early, thank you again! There's an elevator, but the staff is always ready to help with luggage. You can feel the hotel culture! The breakfast was a delight with a selection of cold cuts, fresh produce, delicious pastries, and aromatic coffee. A good Italian breakfast. My only criticism is the cat, who screamed so loudly at night that it seemed like he was under our bed. :)))

Loud amplified live music all three nights we were there, directly outside hotel. Ended between 11:30-12:00 each evening.

This is a perfect hotel right off of the Accademia stop in Dorsoduro district. A nice assortment for breakfast. Also, a restaurant for lunch and dinner. There are many other restaurants nearby. Staff are so friendly and gave perfect directions.
