Loved the location on the canal and just off the square - right in the middle of everything but not flooded with toursits. View of the canal and the calls of the gondoliers every morning. Accomodating staff next door. Quiet, up on the thrid floor.

Perfectly located in the center of Venice and not expensive compared to other options nearby! The bathroom fans are too loud, one neighbour forgot to switch it off and kept us awake at night, luckily they immediately turned it off when we knocked on their door ?

The location was great … close to everything we wanted to do and see! The three flights of stairs to carry the luggage up and down was challenging.

The location is great. Super centric in Venice, I don't think you can beat the location to move around, everything is 15-20 min walking distance. The room is great, classic, but very spacious an comfortable. The staff. No flexibility for literally ANYTHING, rude even. The name says B&B but there's no breakfast, only a 2 table dinner and a coffee-maker (no coffee). The stairway is steep, steps are narrow and there's no lift. Hard to do if you're carrying suitcases as rooms are on the 2nd and 3rd floor.

There was bo hot water, and also no one care about it. I paid extra for bath but no hot water.

Everything was good, the room was clean and cozy. The view was crazy, we took room with a canal view! Like everything! Just there was no sleepers, only this was missing.

The staff seem to be mainly based in another building so other than check-in we didn't really see them. they seemed friendly and accommodating enough though. The room was spacious with a well equipped bathroom, good view of the canal (which we paid extra for) and we slept well. There is a fridge for storing drinks in and more covers and pillows in the cupboard if you need them. It is well placed for lots of attractions and the area is fairly quiet at night As other reviewers have commented the rooms are up a steep flight of steps. Any luggage you bring (i brought two large suitcases) have to be carried up there by you... travel light. The aircon was present but a little on the weak side. i did have a fiddle with the controls but didnt manage to improve the situation much though. It's called a B&B but you only get the first B. Bed but no breakfast as far as i could tell. Looks like they used to offer one, there is a breakfast room but it was not used in the duration of our stay

Location was great! Easy short ferry ride from the train station then about a 5 minutes walk through the narrow streets of Venice. Very close to the Rialto Bridge (5 minutes) and about the same to St Marks Square. Surrounded by numerous restaurants, cafes, bakeries, and shops. There are 3 sets of steps across bridges between the ferry stop and the location and then narrow steep steps to the upstairs rooms once at the location. This would be the same for most places in Venice. We had a Canal view and had 2 windows that were directly above the canal, between 2 lovely bridges. Great to be able to look out the window at gondolas and other boats passing. The room was spacious and clean. There is no airconditioner for cooling, only for heating. This wasn’t a problem for our stay in April. Reception is a couple of doors down from the hotel and is only open 10am to 3pm. If you plan to leave luggage after checkout, it is only possible till 3pm.
