Location alone. Breakfast not bad. Everything should have been better. An old building that would be more of a country B&B but not a hotel particularly a 4☆ hotel. Extremely disappointed for 207.5 euros / night.

Location was perfect only 2 min to San Marco and located in a beautiful street with straight access to canals, our room was beautiful and large enough and since we were in the top floor we had a little view to the main canals. Breakfast was excellent. AC works very well in those hot days of Venice. The only downsides: because we were at the top floors WIFI didn’t work at all and the elevator has only access up to 4th floor, so for the fifth floor we had to take stairs

It’s a beautiful hotel with an elegant breakfast! Probably one of best breakfasts in Europe!!! Convenient to Saint Marks Square and water taxis A little hard to find location

Breakfast was amazing and the room was really nice. Property is very central and in the perfect location to a water taxi station and San Marco. The staff even called a water taxi for us and made us to go breakfast at 3:20 am before our water taxi came at 3:30. It was perfecto! Ac don’t work great but I want miserable

Superb location, great Staff, good size rooms. Carpets in the rooms, thease are tough to keep clean.

It was a comfortable hotel with a great staff. It provided a connection to the airport which we appreciated (water taxi). Size of the shower; my husband is 6'3" and all the showers in Italy were a bit small for him.

4 nights without a comfortable bath. We reported this a no justification was given. Water was not hot enough

Location, location, location Air-conditioning was broken. Rugs were dirty, broken glass mirror in the bathroom, broken shower, duo. We asked the help and they procrastinating and helping with the air-conditioning by the time they did anything about it we were on our way out.
