Location was great, the staff friendly. Very old fashioned furnishings and small TV.

Proximity Dirty, rude staff, everything broken, hard bed, hot room with broken AC. Fridge doesn’t work. Doors don’t work. You can get locked out of the building very easily by other guests.

There were only two minor drawbacks: 1) The breakfast room was quite small and could become crowded during busy hours. 2) There was no dedicated luggage storage room after check-out. Guests had to leave their luggage unattended in the corridor, which did not feel secure.

The bathroom door was broken unable to even close a bit (not just lock), aircondition didn't work properly, staff was not very friendly

Great location, good breakfast, and friendly staff. Room was a bit dated and needed some maintenance work, but it did not negatively impact my stay. Just an observation.

Staff was friendly and even spoke enough English to understand. Location was right in the heart of the city. Our first room had literal bedbugs. They moved us to the only room that was left for the night, which had a leaking roof (onto the bed). They did put us in a better room for the next two nights and said they would reimburse us for night one. (Still waiting on that...)

The hotel is in a great location, easily walkable both to main tourist attractions and other spots in Venice. It was also very quiet and peaceful, and the blackout curtains allowed us to have a good night’s sleep. The air conditioning was wonderful, and we felt secure leaving our luggage in the luggage hold area even though it’s unguarded. We were expecting a few more options for the breakfast included with the booking (at least coffee), so if I could suggest anything for the hotel it would be to bolster the breakfast.

Shower was fixed and with without a spray system so the water came to you directly in a thick jet.

Location was perfect and service was 24/7. The room itself was beautiful and kept clean.

Our room was very clean, quiet and spacious. The mattress was very good. The tile on the staircase and in our room and bathroom is beautiful. The shower and shower head were great! All (except for one) of the staff were very kind and helpful. We think the price was excellent! We hope to return to beautiful Venice again someday and if so, then we will stay with you again. The older gentleman who checked us in was very grumpy, and seemed to be in a bad mood. The chairs in the front desk area are tattered/appear to be dirty.

The bathroom had a lot of damage that wasn't adequately repaired. The toilet flusher cover on the wall was broken and wouldn't stay in place. A section of the shower door was missing. The mount and seals were still there, so it was evident this wasn't originally just a half door like a lot of showers have. The bathroom door had damage with evidence on the frame that it had been pried open with something like a crowbar. There was a shoddy repair of the bathroom door with some finishing nails.

Well located for the centre of Venice plenty of restaurants in the local area

Very convenient location to St Marks Square. Great air conditioning. Had elevator. Very comfortable beds. Spacious room. No place to picnic on roof. Breakfast could include fresh fruit. Also need to open curtains in breakfast area. Need more windows in room to let light in.

We liked NOTHING about this Hotel San Zulian in Venice. Very poor attitude of all reception staff. Ground floor room, next to the reception, was an immediate put off. Bedsheet was of curtain material. Furniture was from the 1900s, old and dirty. Bathroom did not have a shower cubicle, only a plastic curtain. Entire bathroom was flooded for both days as shower drainage was clogged and never rectified in spite of requesting several times. Sink pipes were leaking which further increased the flooding of the bathroom. Had to spread towels on the bathroom floor, which remained soaked and extremely risky and dangerous of slipping. On the first morning, the reception refused to give two towels to lay on the floor and insisted rudely to only give one towel. ( have photos but could not download ).

Only good thing was its location The staff is very rude and they are not helpful, the room is dirty and it is very old. There was no sleepers, glasses, no tea or coffee. There were lots of mosquitos which dead and sticked to the walls.
