B&B San Firmino

The property is in an excellent location, within easy walking distance of both the main tourist attractions and the more local, off-the-beaten-path areas if you want to explore beyond the typical sights. Carolina was an exceptional host who truly made our stay memorable. She provided fantastic recommendations for things to do and amazing places to eat, which made our trip even more enjoyable. She also recommended local events and activities that gave us the chance to experience Venice beyond the tourist attractions. We were fortunate to attend a local festival and see how the community comes together and socializes, which was one of the highlights of our trip. Upon arrival, we were offered drinks, which are available for a small additional fee and are definitely worth it (pictured below). She also offers a traditional Venetian breakfast in the shared common area overlooking one of Venice’s beautiful canals, also for a small price that is very worthwhile. Enjoying local pastries, coffee, and other regional specialties with that view was the perfect way to start the day. I highly recommend staying here and would gladly return!

The location is really great. Close to everything but in a less crowded section. We stayed in the double room with canal view and the view was very nice. Only a 5ish minute walk from the Rialto water bus stop. Easily walkable to most tourist destinations and wonderful restaurants. St. Marks was maybe 10 minutes. Shower pressure was wonderful and no issues with water staying hot for three back to back showers. It was also very clean. We did not have enough time to have breakfast but it looked delicious and the view was very nice. We were provided very helpful directions upon arrival and they offered to hold our bags after check out, we didn’t need them too but really appreciated the offer. This stay felt very personalized and more like staying in someone’s home with them more-so than a hotel/rented room. Every time we entered or exited we discussed our plans and times for each daily event. The AC would not go under 22.8 our entire stay. We were lucky to have cool nights and could leave the window open but it was still difficult to sleep with the noise and mosquitoes. I couldn’t imagine having this issue in the summer and trying to sleep. Receptionist was very friendly but only suggested to leave the AC on as it should go down (even though we left it on all night the night before and it only got hotter), it never did go down the two days we were there and no solution provided. None of us slept well due to we are used to cooler rooms in the evening. We gave the same feedback every day we were there. The reception desk and dining room is right outside the room door. We didn’t experience any noise or issues with this but it was a bit awkward when opening the door to everyone. An additional note for others is the double room with a canal is not really meant for three adult people. The twin is only a cot and not really sufficient for a grown adult. We were a family so while it was uncomfortable for our grown son, it would have been very awkward if we were not related as the cot sits directly next to the double bed. We understand now the property doesn’t usually recommend for three but booking.com should be updated to reflect this. This is a very tight room for two people, let alone three. While the additional furniture was beautiful, it took up a ton of space and made the room very tight.

The staff is very friendly and helpful, the location is perfect, we enjoyed the breakfast. Could prob use a little update, but clean and comfortable.

Location was great! The lady helping at the property and the off-site owner were nice; but it did feel a bit like you were staying at someone’s house having to let them know exactly when you want breakfast or them having to travel back to the property because there weren’t enough towels in the room for three people. It was a pleasant stay but felt it could have been better at the price point charged. Room photos were misleading. Much smaller than they appear. Booking through this site for 3 people made it look like there would be two beds, but one of the beds was a cot at the foot of the queen bed. Entrance to apartment not very pleasant (dirty stairs and through storage type area). View of canal was nice but not visible when sitting on any of the furniture in the room because of window placement so had to walk and stand at window to see canal. For the price I paid (over $300 euros a night), it seems like there weren’t enough towels better options. When I was there and looking, it appears the price for the same stay had dropped to $200 euros/night. May not be a bad value at that price point for location/Venice but feel it was not worth the price at what we paid. Breakfast was just plain croissants, hard rolls, and yogurt. Would have been nice for the price to have some cheese or eggs or ham or some type of protein instead of just bread and yogurt.

Wonderful staff, friendly and most helpful, owner was on site one of the days. Italian breakfast offered and it was a relaxing morning before heading out to explore the beautiful city.

B&B was in great location in middle of Venice, short walk to St Mark's square. Beautiful and historic building with very nice classic furnishings. We had a 2 room apartment with views over the local plaza. Dining, shopping, everything is close. Our host, Lorenzo, was very gracious, informative and helpful. Nice breakfast served in beautiful breakfast room overlooking a canal.

Great canal view, very quaint furnishings. Staff was great , Lorenzo handled everything wonderfully. Location was a walk from Rialto bridge stop…. about 15 minutes and over three steps bridges. A tough walk if you have alot of luggage. Suggest paying a bit extra for water taxi which can drop you right in Front of the B&B .

Lorenzo is extremely nice, cooperative and helpful. He went out of the way to drag out luggage to rialto bridge ferry during rain on check out day. Room is spacious, location is best, AC units work if you close all windows and blinds. This is 100 yo property so their is no insulation. Keep your expectations in check. None

It was clean and close to major attractions

Location, very charming and unique, so much history, the staff was amazing.

-location was great -friendly owner -breakfast was good, nice shared space to enjoy it in (good in the morning but way too hot to use during the rest of the day or evening, as there didn't seem to be air-conditioning there, we were there in July) -great to be right off the canal (great for a first visit to Venice but I'd choose a different neighbourhood next time) -mini fridge in room with small stock of items (prosecco, aperol spritz, water) -mattress were extremely uncomfortable/hard and pillows flat. For one night it would have been ok but three nights was tough. I regretted booking. -the second bed was hard and felt like it was sloped on an angle. Probably ok for a child but my teenager was not happy and felt she was sliding off during the night) -this room was too small for 3 people -air-conditioner only kept the room at 24C and we couldn’t get it any cooler (luckily I brought a portable fan or we would have really suffered -signs of mold/mildew in the shower tiles -shower pressure is terrible
