It feel like 3 stars hotel,not a 4 stars. Everything is tired and fading. Especially bathroom. And breakfast is very basic, quite poor for 4 stars hotel

Staff was commited to clients comfort. and to please the customer at all time. Location was not as centric as I expected, and it was difficult to get there with our luggage. The elevator facilities are too small.

Please save yourself the trouble. One of the worst rooms I've had in all my travels. If I could give zero stars, I would. Our stay at Hotel Ai Due Principi was a nightmare, and management's response made it even worse. The Room Within seconds of entering our bathroom, a large centipede with visible pinchers scurried across the floor. The showerhead was visibly dirty and the ceiling above it was covered in mold. We refused to sleep there and immediately asked the front desk for a refund so we could find clean accommodations elsewhere. The Runaround The front desk claimed they were "powerless" and said any refund had to go through Booking.com. We followed their instructions, and Booking.com submitted a free cancellation request on our behalf. The hotel promptly declined it. When we pushed back, the story changed. Suddenly it wasn't about Booking.com at all. Now the owner simply "didn't want to" refund us. Staff then had the audacity to accuse us of making up the centipede story, as if we had nothing better to do than fabricate bug encounters in a foreign country. The Cowardly Finale Their final excuse? Because they had "offered us another room," there was nothing more they could do. They insisted only the owner could approve a refund, an owner who refused to speak with us and hid behind his staff the entire time. After we left the property, they quietly denied our refund request in secret, hoping we'd just go away. Bottom Line Gross rooms, evasive staff, a cowardly owner who won't face his guests, and a coordinated effort to deny legitimate refund requests. Save your money and book anywhere else in Venice.

Wonderful hotel with a really nice restaurant with lovely canal outdoor seating. We stayed in the family suite with the king size bed and 2 singles. Very spacious and the deco is very Venetian!! The beds were very comfortable and the location was perfect for all the top sights. Would totally recommend. No A/C in rooms, might get hot in the summer.

The location and staff. Everything in the room was very old and badly worn. It was NOT like the pictures online at all. The heated towelbar in the bathrrom was rusty and broken on high. Also, who knows when the last time they put bleach in the spa tub and ran the jets. The fabric walls were stained all over. The furniture was chipped. I will not be returning!

The hotel’s photos look much better than reality. It was ok to have a place to sleep but one would not want to stay there any longer than needed. The mattress was not very comfy and there was no nice lobby area.
