    Everything was great the minute we stepped into the hotel until we left. Roberto and the Front Desk were professional and went above and beyond to help us.. Will definitely come back..

    The property was centrally located which made getting around the city easy. The old style added to the charm. Check-in was quick and easy. The bed was extremely hard and you had to go to a different property for breakfast.

    The views from the rooms are absolutely stunning, especially the view overlooking the gondolas. One of the best parts is that you can take a gondola ride directly from the hotel, and it will bring you right back to the same dock. The location is excellent—it’s only about a five-minute walk from all of Venice’s iconic attractions. I would definitely stay here again!

    Beautiful hotel directly on a small "basin" where gondolas dock and are available for hire. Nice bar area looking out on water, though it was not fully open when we were there. We were in the "annex," a neighboring building, in a large, comfortable room with a sofa. Hotel was a little hard to find, but partly because an outdoor concert had led the police to block off a passageway leading to the hotel. A little disappointed that breakfast was in a neighboring hotel, rather than in bar area on water.

    The property provided a once in a lifetime location, right on the water, with so much to do near by. We were so close to everything we wanted to experience in San Marco.

    The reason it wasn't 5 stars across the board is our air conditioner barely cooled. There is a thermostat in the room, but it was difficult. I finally had to go to the front desk and they managed to reset my thermostat from the computer there. It still wasn't great, but better.

    The property is ideally situated, being very close to St. Mark's Square, approximately 50 meters away. One side of the property directly overlooks a canal where gondolas are moored overnight. The hotel features three charming small balconies, each furnished with chairs and tables, providing a delightful spot to enjoy an Aperol Spritz with a view of the gondolas. This particular building serves as the main section of the hotel. The second hotel building is situated at the rear, and the rooms in this section offer a limited view of the canal. We were assigned a room in this area, specifically on a corner of the building, and indeed, the view was rather restricted. Additionally, the room appeared somewhat dated, featuring older furnishings and a floor that creaked with every step. We had initially reserved a room with a canal view and subsequently spoke with the reception staff to request a more suitable room. They kindly accommodated our request, providing us with an improved room, although it did not offer a canal view. We accepted this arrangement, considering that we would be exploring the city throughout the day. However, I must admit I felt a sense of disappointment during the early mornings and late evenings.

    It was clean and in a great location. The temperature of the water in the shower was my only complaint. It would intermittently switch between warm and scalding, or if you turned it down it switched between lukewarm and hot.

    Very close to St Mark square, so easy to everything. Bed was not that comfortable and the pillows were very very hard. The shower had a safety issue. Would alternate between boiling hot and cold water instantly. If a small child was in the shower alone that could pose a serious safety risk. FYI
