Breakfasts are amazing. Location is great.

They canceled my reservation one day before my scheduled stay due to hot water problem, but I saw they were offering at higher rate, and no compensation was made for my alternative accommodation arranged with my own.

What we liked to this place is their breakfast, it's a good portion for us 5 people, the location is okay nearby shops are there. The best are the owners itself, they are so kind.

We absolutely loved our stay! everything was comfortable, the homemade breakfast was delicious and we got something different every day! The location was perfect for us, very walkable to the city center and the university. The hosts were very accommodating to our requests and even provided a taxi service to and from the airport, which was very convenient. Our room was clean and spacious and allowed us to do some work during our stay as well. Highly recommended!

We really love the authentic armenian breakfast that well prepared by Madam Anoush (the host) in her own cusine. The place is like home vibes, also near to supermarket and fancy coffee shops and bakeries. We can't talk loud in the evening specially if the window is open as we might disturb the quiet neighborhood.

Leaving

Everything was great, especially the breakfast, the host was great and she made a beautiful breakfast which was different every morning. We asked to move our breakfast for later a few times, and she approved it every time. Very helpful and friendly. The hotel is 10 minutes from the center. Even less if you walk a bit faster. U can't get better for this price.

A briliant family run place just outside of the city center. The hosts are very hospitable, the host lady prepared us lavish tasty breakfasts every morning. The room has everything you need even for longer stay. Our flight out of Yerevan was at 11.30 pm and there was no issue leaving our luggage for the whole day until it is time to leave Armenia. I definitely recommend this place for stay! Everything was perfect

Dear Martin-jan, than you and your family for everything! Definitely more than I expected. Guys, breakfast is awesome and I add a picture of what I got. Very friendly owners and their family. If Yerevan again, I will book it again and I am looking forward to meet owners again. Comfy bed. Quiet location, quiet room - you should know that cars in Yerevan are very noisy and if you book a hotel near the main street, your sleep will be ruined. Big room - definitely much bigger than in standard hotels. City center and universities in walking distance what is a jackpot if you consider how bad is transportation in Yerevan during daytime. You will be definitely better off to walk during peak hours than take a taxi. I arrived in hotel at 5:00am and there was no problem with that. After booking this hotel, I contacted the owners with a question if it is possible to arrive at 5:00am. I was told that "you can arrive at any time" Frankly, I was super happy and it made my day. And last thing, the owners can arrange a tour in Armenia for you at very reasonable price so there is no need to search for a tour operator on the street. And...the owner's son gave me a ride to the airport on the last day at 1:15am. What on Earth more could you ever get? My stay was short, one week only :)

Very nice large appartement. Very good breakfast. Friendly owner. Quite street within a walkable distance to Yerevan downtown.

I went there with my family, they said that the room is not available, your reservation is not valid We said that we made a reservation from Booking.com, We showed the printout of the room reservation but they did not accept and said that we do not have room ضد حال خوردیم گفتش جا نداریم به شما بدیم

Our residence was very clean and excellent, the breakfast was varied and delicious every day, and my God, Mrs. Anusha, she is definitely an angel, very kind, clean and pleasant.We were five ladies and we were comfortable like at home and enjoyed our stay Nothing

Clean place, very nice hosts, amazing local homa-made breakfast. It wasn't too far from the center, but it wasn't too near as well.
