Location is good. It is on alley, google map had a problem first time. Rooms, toilet, faucet, shower are clean. There are soaps toilet paper, towels, slippers, shampoo in bathroom Floors are clean. I was told breakfast is at 09:00 I asked for the first they whether it can be at 07:00 or 07:30. They arranged it for 07:30 Staff is kind and smiling. Willing to help. Suggested a market where I can shop very nice of her. I was able to leave my back pack at 08:00 and came back around 18:00 to check-in there was no issue Although I asked one B/R and One Bed. The room was too big there were two beds for four Room was on the 4th floor with no elevator. Room Door has an opaq glass part (?) , Near the refrigerator there are kettle and two cups however there were no complementary teabags or cofee. For 55 Euro/nite I would expect more from the place I stay. Breakfast starts at 08:30 includes apricot jam, yogurt, piece of white cheese, butter, ham slice, bread. It was poor compare to others. Shower drain was slow needs to be opened w Mr Muscle. They accept only in AMD not EUR or USD. I pay on the day I checkout did the same but this created an issue. Regardless before breakfast I went out and wanted to convert but all exchange offices near by open by 9:00.

Very nice property located in central Yerevan, just a 3‑minute walk from Republic Square, yet set on a quiet street with no noise. All major attractions are within walking distance. The room was very clean, and the bed was very comfortable. The Wi‑Fi was very fast. Breakfast was good. The hosts are very friendly and helpful. On my arrival, they refused payment by credit card and accepted only cash, which must be clearly specified when booking. My booking was for a 40 m² suite with a salon and a bedroom, but they gave me a standard room instead. When I asked why, they told me they had done a renovation and hadn’t updated the photos on booking.com. That also needs to be corrected, because the listing does not reflect reality.

When arriving by car at daytime it's difficult to find a parking spot close to the hotel.

We had a good stay.

Central location, good bed, silent, wi-fi ok, moderate pricing Modest service and food choice for breakfast, couldn't pay with a card, armenian cash only, street parking not always available, no relevant international tv channels, limited apartment equipment (no kitchen, no stove or microwave)

The hotel’s location is excellent, and the receptionist was very kind and welcoming. I stayed there with my wife, and our room turned out to be a spacious suite with a large bedroom and a separate living area, even suitable for an extra guest to sleep on the sofa. The room was spotless, with clean sheets and fresh towels. Breakfast was good and satisfying. Our room was at third floor with steep steps and without elevator.

Upon arrival, I was greeted by the owners and offered a cup of coffee with sweets. The place was very clean. The location is perfect: 5 min walk to the Republic Square on the quiet side street. There was homemade breakfast offered in the hotel. The staff was attentive and helpful. N/A

We had a great stay at this place! The location is excellent — very close to everything you might need, including restaurants, Republic Square, and other popular spots in the city. The staff were very friendly and accommodating, and the breakfast they served was delicious. The room itself was comfortable and, most importantly, very quiet — We had no disturbances during the night and was able to sleep peacefully. Overall, a great choice for anyone visiting the city! The only area for improvement would be the bathroom. The toilet flush wasn't very strong, and there was occasionally an unpleasant smell from the drain. It would also be great if they could add a bidet, as many hotels in Yerevan have started to upgrade to include this feature. Despite that, I had a great experience and would definitely consider staying here again.

Easy to find- there is a big 29 sign. Quiet rooms. 24/7 check in. Amazing Zhanna and her colleagues. Plentiful breakfast. The only small drawback was the absence of a lift and need to carry the bag up the stairs.
