This property is deceptive, it advertise as hotel, but just a Hostel. Beware, there must be a good reason that they make you pay in full up front. We checked in and then walked out without refund for the full 4 nights. The room smell of mold, floor is dirty. Booking.com is involving in fraudulant bisness by not verifying the listing is accurate and providing the refund.

Locatin only Written in booking 3 stars hotel but it is a hostel, written outside hostel! And so are the facilities . No one speaks English, no reception. I paid 60$ when outside there is a sigh saying availability for 1000bth.

The location is great, close to 2 temples and a lot of great restaurants and bars. The staff didn't speak English but it was very kind and helpful. We had advised since the beginning that our arrival would be around 11pm, nobody was at the front door and it was raining very hard, we had to look for help to call the number in the front door because there was no answer on the booking chat/number.The bathroom floor looks like had some maintenance and the floor was sticky, even some floor paste was stuck to my feet for some days. Overall was just ok.

The staff from top to bottom were incredibly friendly and treated me like a friend and family a member. They made me feel safe and comfortable. They were quick to accommodate any of my requests. The room was clean and comfortable. And the location is perfectly situated in the old city of Chiang Mai. Walking distance to the night life, temples and near restaurants and convenience stores. I will be staying here in my next visit to chiang mai. Cheers to owners of this hotel they were so kind!! Nothing negative to say. In my 5 nights of staying in this hotel , everything was great!^^
