Simple and very affordable option in Chiang Mai

Reception is always staffed. At night you can ring the bell and the receptionist will get up and provide service. Good location- close to the markets. Good air conditioning and there was always hot water in the shower. The place is not the cleanest. There is dust and cobwebs in the room. The sink was dirty. The toilet was dirty and the shower was not in the best condition either. The water flow is weak. And we are on the 4th floor without an elevator.

The room is typical high rating hotel albeit old. The cafeteria is not operational.

The outlets were too far from the bed and the nightstands. It's very inconvenient to charge your phone and laptop, especially when you need your phone as your alarm.

Nice location. Friendly staff and easy check in and out. The wifi was decent and the AC was super nice. The bed in my room was pretty old and not the most comfortable and the shower was either cold or boiling hot but I made due.

Good value. Ants in the rooms.

The toilet is a little bit dirty. Shower is not working properly.

The staff was friendly and helpful. There were many close restaurants within a couple blocks with very good food. The pool was nice. The management (since 2023) seems to be improving the place over time. The bathroom stayed musty from no fan and was not well cleaned each time.

I had an ant problem for a couple of days but was solved after that The bed was a bit uncomfortable

Little things need attention. Fruit left in our fridge by someone before us stunk. They took care of it, but this should have been checked. Could use more hooks for towels. Etc. Not new or prestine. We are not super picky and have come to accept these kinds of things in Thailand.

The location was good. And the staff (Snow) went beyond normal god service. She was helpful and friendly. Offering help beyond expectations. The place is old. It needs a refresh. The cleanliness is not good. The pool was lovely but the water stung the eyes.

Didn't get a balcony when I switched rooms

This is quite common for all guesthouses / hotels but just go across the street to eat and do your laundry - it is always dobble the price when you do it with the hotel.

Good pool, beers available. Tucked away a short walk from central area. Great staff and fond memories. Discovered San Patong Buffalo Market from the painting on the wall!
