The location was exceptional. The small room met our needs and was beautifully decorated. It had all you could ask for. Our room also was adjacent to a small sitting area, which was nice to have to extend the space. Host was very accomodating and helpful. We'd stay here again and recommend to others! We have nothing that we did not like about this room.

The rooms and bed are very comfortable and the room and bathroom are quite spacious. The location is perfect for everything in the old town. Many restaurants are nearby and you can get a good breakfast just a few steps away. The person who is at the front desk is rarely there, only there if a guest is checking in I think. There were a few times when we had a quick question and it would have been very helpful if someone was at the desk. We could email her. Wifi was spotty. Ours worked fine but others in our group of 8 had problems.

This is a property I would buy, location is perfect, all good quality equipment with nice design, nice lobbies before entering the rooms, good coffee, water, I loved the place you can see the design and the attention to details everywhere I understand it’s in the best location and the place is good quality but still felt a bit pricy and has no breakfast. The headboard of the bead could be washed up

We stayed in the first floor room and it was beautifully decorated, clean and had Nespresso maker & tea maker. Good location right in the heart of the old town. There was noisy construction going on right outside our window starting at 7 am through the day with giant scaffolding, dust & bad fumes. While the room was beautiful, it felt cave like and claustrophobic because we couldn’t open the window for fresh air or get any light inside. Taking a shower made everything in the room damp including the sheets. There are 2 very small common rooms that I had to discover myself- they were not told to me. No real reception just a nice gal who met us at the hotel when we arrived- like Airbnb style vs hotel. I didn’t expect that.

The room was modern, spotless, and very comfortable, with thoughtful details and high-end finishes throughout. We especially appreciated the little touches like coffee, quality toiletries, and well-chosen amenities. The hospitality really made the stay stand out. The staff was warm, welcoming, and incredibly helpful, offering great recommendations for restaurants and activities that made exploring Dubrovnik effortless. A couple of small things to note: since it’s inside the Old Town, you can’t get a taxi directly to the door, so there’s a short walk with luggage. Also, depending on your room, there may be a few stairs. But honestly, that’s part of the charm of staying within the historic walls. Overall, this is an ideal spot if you want a stylish, comfortable stay right in the center of Dubrovnik. We would absolutely stay here again and highly recommend it.

Beautifully designed room. Little mini lobby areas on the landing were also very well appointed. Location was fantastic. There was no breakfast (but there were lots of great places around). We went to Arsenal on recommendation of the person who checked us in. 10/10.

Good location and beautiful rooms The listing is misleading as this isn't a hotel/boutique hotel. It's a building of 7 managed rooms/units with daily housekeeping. There are no standard hotel amenities, and outside of one person who came to the property after we arrived to let us in the building, we never saw any staff there in the building. There is no tour desk/concierge per the listing, no real communal areas outside of 2 chairs outside of a few rooms, and nobody regularly in the building. There's no staffed reception area, etc, etc. Operating as a managed apartment / AirBnb is fine, and it does that well, but it's not what we were looking for - we wanted a real hotel. If we knew it would be like this, we wouldn't have booked here. The internet was also spotty at times.

Overall our stay was wonderful. The staff were helpful and responsive. There wasn't a breakfast included and the room was on the expensive side. Breakfast/tea/coffee would have been appreciated.

The TV remote didn’t work even after staff checked it. Otherwise, the place is fantastic.

Great place to stay, just off the main strip with minimal stairs to reach the front door. Comfy bed, clean room with enough space for two people. Great shower and bathroom amenities

Absolutely loved this hotel! The beds, pillows and linens were top notch. Our room was so comfortable and the bathroom was beautiful. Our room had an extra little lounge place I loved! The location in old town was perfect! Loved everything!

The room was beautifully appointed. It was a little noisy in the early mornings because that is when restaurants move supplies into the Old Town. There was no elevator in the hotel.

It was quiet, great location, modern amenities, loved and appreciated the provided toiletries, towels, etc. Great decor and style- they did a great job being creative with such a small space. The room doesn't have great circulation, so the air can get musty and congested, even with the air on. We were grateful we could open the window. The bathroom is very cool with an awesome sink, but no counter space for your toiletries and not great lighting for makeup. There was, however, a little table top outside the bathroom door with a small shelf and mirror that worked for nighttime routine.
