location was good, within old city of Foligno, also close to the train station. staff was friendly enough, to have me a big room with four beds!. breakfast was included. Room was at 2nd floor, no lift, but However this is Booking.com's problem, not the hotel's. Booking.com should have noted this in its description page bathroom 's shower area is not separated from toilet , water will flow or splash all over in the bathroom

The accommodation is situated very close to the train station (less than 5 minutes walking) and to the city centre. Anna and her father were incredibly kind and welcoming. I had a very pleasant stay there. They really made me feel at home. So I can say it was a real pleasure to meet them. Anna upgraded my room free of charge. I booked a private room with a shared bathroom. Instead, when I arrived, I had a big room with a private bathroom only for me. A wonderful surprise. The day of the check-in my train arrived late and Anna was so kind to come to the train station and give me a lift. Moreover she showed me a shorter street to reach the train station walking. Her father also was so friendly and welcoming. The following day I had to catch a train very early in the morning and he decided to get up very early to prepare me a very good cappuccino. The breakfast is also included in the price. And you can leave your luggage for free after the check-out. So, if you are planning to visit Foligno and/or its surroundings, I absolutely recommend to stay there. You will have a wonderful experience with these amazing people. Nothing.

The staff was incredibly kind and sweet. It was in many of the their gestures that this place really shined (they upgraded my room free of charge and had homemade options for breakfast. Very conveniently located on the city I can’t say there was anything in particular I disliked. The bed was not the most comfortable, but I still slept well on it and found everything to my liking.
