Had a nice stay. Great location, wifi and Air Con worked good. The water & coffee in the room was great also Second room I moved too Room 301 was close to the kitchen on the second floor. You could here the Staff very loud from 6 - 9 am every morning

The images matched with the actual setting of the room. The beds were comfy enough. The room was spacious, having space to lay out your full luggage open. It was also conveniently situated on a street corner making it accessible to many places easily. The breakfast buffet was also filling and a good way to start your day :) The bathroom could be "cozier". The door felt like an office door.

Often smelly bathroom and noisy extraction fan. One day there wasn't hot water at all.

This made it incredibly easy to explore the city's cultural sites, shopping streets, and bustling markets. One of the biggest perks of staying here was the abundance of delicious restaurants and street food stalls nearby. Whether you're craving traditional Vietnamese dishes or something more modern, you’ll find plenty of amazing spots just steps from the hotel. Overall, 22Land Residence is a perfect mix of style, comfort, and convenience. This Hotel is located in the heart of Hanoi, the Hoan Kiem Lake is just a 5 minute walk away under there plenty of restaurants, markets and shopping facilities nearby. Even to the famous train street is just 5 minutes away. Our stay was very good, the room and the bathroom was very clean and the beds were comfortable. The staff was also very kind and even helped us to bring the luggage up to the room. For a Hotel in the city center it was quite good and for the budget we had a very nice experience. Sometimes the Wifi didn’t work

Room is dirty, hot water problem, safe not working and restaurant as well as public areas dirty. Location is very busy and noisy.

Spacious clean central location pleasant varied buffet breakfast of juice and coffee some veggie options fruit and cakes -staff-only reason not to give full marks was due to only having one day of hot water out of a 4 night stay
