Good location, kind & polite staff with good English speaking skills. Window couldn’t be opened properly, only about 20 cms. It was a one-layer window, and due to the humidity of the room, by the morning they became foggy - with the moisture running down the window and causing mold to grow everywhere. AC was also moldy. I guess to some people this may cause issues with breathing and so, for us it was just annoying and not nice to look at. AC’s water waste was dripping onto the bathroom floor behind it, which de haven’t realized in the first few days - this caused the towel we had on the ground to be constantly soaking wet until we haven’t seen that the water is literally drilling on it… not the best way to drain the waste water.

Absolutely ridiculous to have received a smoking only room. Horrendously Disgusting. How is that even a thing? Besides that, every evening people were racing in front of the hotel in the late evening. Intentional noisy car sounds. What..in Japan...really? Must be a lie... Nope. It's true. Wouldn't recommend staying here.

The room was a bit larger than most hotel rooms in which I stayed in Japanese cities (which are often quite small) and contained everything I needed; air-con, en-suite bathroom, fridge and kettle. It was spotlessly clean and the staff were all helpful and spoke English. It is close to the Nishi-Hongan and Higashi-Hongan temple complexes and just about within walking distance of the main railway station (to the south) and the Nijo-jo Palace (to the north). You will need to take the tube to visit all the spectacular historic temples and shrines in eastern Kyoto, but Kyoto has so many sights to see that it will never be possible to find a hotel that is close to all of them. Kyoto is a fantastic city to visit and this was a great hotel in which to stay. It was easy to find. It is located alongside a major 8-line highway so there can be traffic noise at all times of the day. Fortunately the soundproofing is good, but one cannot expect to sleep with the windows open at night

The staff were helpful and let me store my bag. The room had everything I needed. Location was decent. There was an additional charge that I was not expecting on arrival. It wasn't much, but I still wasn't sure what it was for.

The room is filthy! cheap worse than a motel, very small room, stained carpet, chairs, bed is very uncomfortable & I can feel the spring on the mattress. Room stinks! they gave us smoking room & said that there’s no more non smoking available ? Leaking faucet sink, all furnitures are very old & cheap!
