Good location It’s significantly below the standard of a typical budget Japanese business hotel. They refused to store luggage after checkout, which can be extremely problematic. The bathroom is almost too small to use at all. I was stuck with an absolutely disgusting smoking room. Uncomfortable and detracted from the experience.

Clean, great location! They had a sign up for guests to not fill their water bottles up with the water that was in the lobby, which I thought was kind of ridiculous.

Staff was basically nonexistent. Despite offering breakfast, there was no one at the front counter for me to retrieve it. I was quite disappointed about this.

The location, the room was big enouvh for me. My own bathroom with a tub. The neighbourhood was very quiet. In the hotel room, you hear no sounds from outside. Plumbing issue with the wash sink. It was lugged and thus the water was draining away very slow.

I found the location very useful for walking to Gion (25 mins), Kiyomizu-dera (25 mins), Nishiki Market (15 mins) and the Kawaramachi shopping streets (10 minutes). Stations Kyoto-Kawaramachi, Gion-Shijo and Kiyomizu-Gojo are within walking distance (~15 mins). Comfortable bed, good-sized room for one person, always somebody available at reception. I was happy they could keep my luggage after checkout. There are konbinis and a Fresco nearby. There were some (coffee?) stains on the wall (mostly behind a table) that had not been cleaned properly. Not aesthetic, but it did not bother me. Only two coat hangers and hardly any place to put luggage or clothes.
