Upon checking out, I brought up my discontent about our expensive visit... because the front desk didn't ask about our visit.. the front desk didn't apologize, but did mention the resort does need to be upgraded..?? So, the resort staff agrees it is run-down, yet the owners continue to charge the outrages room rates and resort fees. I guess because the resort is the only large lodging place in Arrowhead, the owners don't see a need in spending money, as their thought is people will stay regardless of the condition. IT IS SAD TO SEE WHAT WAS A BEAUTIFUL RESORT, NOW RUN-DOWN. I hope the owners read this review.

I was in my room two nights, housekeeping never cleaned or replaced coffee. The carpet was stained, sliding screen door was off its track and unusable. The paint on the siding and patio rail are severely chipped and peeling. For almost $400 a night, this was unacceptable.

    Lovely room! Great amenities

Great property, great amenities! Loved the private beach area and how close the resort is to the Village….a 4 minute walk!

An example of amenities: There is a small theatre room(12-15 chairs) with a schedule of movies that they show. My wife and I would go to the 8pm showing and we were the only two, but that's what made it more fun. BTW, Lake Arrowhead is one of the most beautiful places around. Make sure to get a lake view room.

Downsides; Room was horrible. Carpet was really dirty. Bathroom was dirty. Very little channels, and no cable. The hotel itself needs major renovation. Their deck was closed, as it looked like it was going to come down any second. Exterior paint is chipped everywhere.

Some of the waitresses at the breakfast shift were rude and unwelcoming. Especially an older lady with blonde hair.

Lake Arrowhead Resort exceeded our expectations. The check in and check out went very well with an amazing and accommodating staff. The room was clean and very comfortable. The location is perfect walking distance to the quaint and lovely Village. The pool and private beach are exceptional. I highly recommend a stay here.

This hotel has fallen into such disarray it is shocking. They maintain the grounds and the lobby/dining area's but the outside of the building looks condemned and the rooms are filthy. The first room we were put in we had to leave immediatly. I hinestly had necer seen a room like it, even at a roadside motel. It looked like someine had been murdered in it. Stains from the door to the windows, on the bathroom walls, mold, rust, just shocking. They did move us to a better room, which I have stayed in before. it has never been updated in the 15 years since. The carpets are wildly stained in massive brown stains, the TV's don't work and are not updated to modern streaming capacities, The sliding door took two of us to open as it was stuck on the runners. The heat didn't work when it cooled down at night. The smells in the room were next level. They do allow dogs whoch is nice, but why hotels continue to carpet pet area's is wild. It's disgusting. I also got a wet rag and dusted the whole dusty room myself. We left after one night. Such a shame. Got home to a $225 extra charge for 2 nights for the dogs.

The sauna in the room is out of order. The overall cleanliness leaves much to be desired, and the shower in the bathroom is not working properly.

Wish we were able to use pool and lake beach area but unfortunately, we had our small pups with us. We will need to return without them as we would have loved to take advantage of spa and work out rooms as well. Had 2 amazing dinners at Bin 189. Food and service was excellent.

I loved the weather and the balcony view. Peaceful and relaxing place to stay.

The only pros are the location right by the lake & village plaza and hotel have a swimming pool. A few upper floors have nice view of the lake. Other than that the hotel looks worn out and in need for upgrade. During our stay fire alarm goes on multiple times for no reason with one occurred at 4am waking up many people. Dogs in adjacent room barking non stop. Avoid room 154 as floor noise from above level can be heard. I can’t confirm if other first floors have same issue. Upon checking out, we mention all the issues above to front desk staff but he did not seem to care.

To start with a few minor downsides I noticed: Noise between floors: You can hear the sound of people walking upstairs. Balcony mosquitoes: I’m not sure if the southwest-facing balconies are fine because of the sunlight, but the north-facing side I stayed on had so many mosquitoes that I couldn't open the balcony door or go outside. Worn wallpaper: The wallpaper was a bit old, with two spots where the seams were peeling off. Closet location: The closet is inside the bathroom, so taking a shower could cause humidity to affect your clothes. As for the pros: Private beach: Although it’s not huge, having a private beach offers a unique and enjoyable experience. Proximity to the village: It’s super convenient since the village is just a 3-minute walk away. There are several restaurants with incredible views, Bank of America, Stater Bros. Markets, CVS, and more. Evening S'mores: In the evening, you can make s'mores by the pool or the private beach area. (Be sure to bring s'mores ingredients in advance or buy them at the Stater Bros. Market in the village!) EV Charging & Reg

Disappointed and robbed. This property is rundown and there is nothing resort about the rooms. Overpriced and overrated.

  • Engine customer Aug 2026

We requested housekeeping at 8:30 a.m. and returned at 3:30 p.m. to an untouched room, despite surrounding rooms being serviced. When we called, we were offered towels and a trash bag instead of cleaning. What made everything worse was how dismissively our concerns were handled. At checkout, after explaining the safety issues, fall, lost sleep, and failed service, the only resolution offered was removal of the resort fee. Staff was repetitive, dismissive. I had high-hopes, stacked itinerary, and it was difficult to get these days off. We booked a resort and spa expecting a comfortable level of service and left exhausted, disappointed, and feeling completely unheard. Beautiful location, but our experience absolutely did not justify the price and the bad taste in our mouth.
