it's right above a Pub so was really a cool vibe. Was not to loud outside so we never noticed really. Location was nice as if you want to walk there is a lot to do from shopping to Regents park a short stroll away. As a former American the power plugs in the bathroom are no where to be found... the towel heater switch was outside the bathroom and only found by accident. It's an GB situation as it seems most bathrooms are set up this way... Much different than the States and even Spain.

The boutique, charming but contemporary design, comfy bed and great neighborhood. Loved following British tradition of staying in rooms above a pub - felt so authentic. ! Nothing, we liked it all.

room was comfortable and nicely decorated. Bathroom was very spacious and well set up It's not possible given that the rooms are directly over the pub, but I missed having a public area to relax in outside the room

Its a very nice boutique style hotel room. The room was very comfortable and upgraded. Breakfast was made to order and continental. It was great and a nice bonus. The staff was helpful and friendly. The London tube was within walking distance and it was located very close to a nice shopping area. So the location is really good. Overall, this was a great value. The only issue we had....keg deliveries. It was incredibly loud and woke us up two of the days during the 4 day stay. I mean, VERY loud. Like they were throwing the kegs off the truck right outside the window. If you are up pretty early no issue, but that was kinda disappointing.

If you have any trouble with lots of stairs you might need to look elsewhere. Didn't bother us in the slightest, but it wouldn't work for someone with bad knees.

Location was brilliant (went to see show at London Palladium) and room was so quiet! Loved the decor and the roominess of the room. Well equipped with coffee, tea AND cookies (biscuits) - thank you very much! A lift would be excellent but not possible to retrofit in such a lovely lovely building - not an issue for us but for anyone booking be aware.

The location was great. Very close to the Underground and we became very good getting around using the underground or just walking. The breakfast was very good, and we were even given a breakfast snack bag on one day when we left very early for a tour. The staff was amazing and very helpful. The room size was small but compared to the location, staff and overall value - we were perfectly fine.

I liked the uniqueness of the rooms. Good beer and cocktails. No elevators is one thing but the stairs are very steep and if you’re an older person or have any sort of knee problem you should think twice before booking a room here. I’m not quite sure I understand the breakfast break down or what part of breakfast that was included in the room. The kitchen doesn’t operate outside of breakfast hours.

The King Arms is conveniently located on a quiet street out of the hustle and bustle or Oxford street but just a short walk. The pub was delightful. The beds comfortable, the rooms roomy and fun, lovely large bathroom and shower.

Location and staff We are a couple in our 70’s and our room was 3 very steep and precipitous stairs, and going up and down with luggage was very unsafe. Not recommended for those who have difficulty with stairs. Also the key cards didn’t work and I had to go up and down 3 times; still didnt work. The barmaid gave me her key card.
