He was very accommodating.

They chnaged accomodation, put us in a basement apartment, saying this is an upgrade. We stayed one nitght there, because we had no other option, arriving late in the evening. Next day host offered another "uograde", to move us two metro stations away fromt the city center. Our original reservstion wsd for a big 40M2 room next to the vatican city. At the end host did not agree to cancel reservation and give money back. We did another reservation in another proprety.

Location is great, room is decorated nicely & authentic, check in was easy. We booked a room for 2 adults. Upon arrival, our room contained one bed of 1.2mx2m size (blue backdrop on the room picture). We are average in height and size and still this bed was fairly small. Fabrizio was very responsive before check in (good) but didn't respond to our request for either a larger bed or a room swap. For a single the venue is great, for a couple we'd not recommend it. Disappointed to not have received a response still.

We had a great time staying at Fabrizio’s. Communications and attention were great. We had a different place from our reservation but the location was even better.

Location and layout of room It took a while for the hot water to get to the 5th floor but it worked! Don’t give up!

Beautiful room in an old European building and room style but with a very modern bathroom. The location was excellent. There was an air conditioner that worked, but even it couldn’t keep up with the high Roman summer temperatures we had while we were here. An additional fan might help on really hot days.

Great location, the room was exactly as described and Fabrizio is a great host.

Fabrizio was very helpful and quick to respond to my questions. The room was clean and the beds were very comfortable. Most amazing lift I have been on, old style so cool. We were within walking distance of most attractions or a short ride. In 8 minutes we walked to the Vatican and toured there. Great stay, great host. Great location A second full mirror in the room would be a good upgrade.

We loved the location, the gorgeous building, it felt really special and rather romantic x We stayed in the bigger room, which might make a difference. I was rather apprehensive after the negative reviews, but we really loved staying, and our host was very kind and accommodating. We would totally recommend. The check in isn't the easiest and we were very lucky to have a friendly taxi driver who helped us, otherwise we'd be a bit clueless.

Nice place in a good location The bed was very small for 2 people. If it was 2 larger people, I dont think you'd fit. It was smaller than what we call a double in the UK - it was a like a 3/4 size bed (i.e. between a single and a double) Also, we were offered a taxi from the airport for 90Euro. Only when we arrived did we realise the all taxi's have a fixed rate of 55Euro - this is very poor form indeed!!!

Small issue getting access and not clearly signed at front of property - Look for #18. Has lift access and Secure.

Exceptional

The double bed was ok for us (we are both thin persons), however 2 people who are “bigger” cannot fit in this double bed. It´s recommended to mention it in the description of the room. Beside, everything was perfect.

Location was excellent not far from the Vatican. Room was clean and tidy. Toilet was very big and shower good. Room was small and not easy to access the only communication we had was with the host over the phone. Room is only designed for one person to stay in the bed barely a three quarter bed.

I highly recommend it

Good size of the room and we'll located für our purpose, coffee pad machine was available Air con did not work well, lucky us that it wasn't too hot Bed was for our needs a too hard

Lovely accommodation. V spacious apartment fabrizo was so nice. There was an issue in that the room in Fabrizio’s accommodation was not available due to an unforeseen event. He offered us a huge apartment in Valle aurelia which was on the eastern side of the Vatican. It was further from Castel Saint angelo and from the centro storico so it was a bit harder to get to the centre. This is a big issue in Rome as the city requires a lot of walking and can be quite exhausting and I would definitely have preferred the Prati location which is a stone’s throw from the Castel Saint Angelo. Rome is still magnificent and will always be the eternal city .

Central location. No face to face check-in, just a series of fraught messages from the host. The accommodation is located on a very busy street which would not be an issue if we could have closed the windows and used the air conditioning to cool the room. Contacted the host who was no help whatsoever and said that the AC worked in accord with the outside air temperature (which was over 75 degrees Fahrenheit!) so we had to sleep with the windows open, putting up with the traffic noise/sirens and mosquitoes!

Quiet the room was a bit more tired then the picture the shower drain was awful and backed up We never did get breakfast the was a B&B right

NEVER reserve with this place. We really feel scammed!!! I will be making an official complaint with Booking.com Nothing!!!
