Location is good. The room facilities are old broken unclean and some staff were unfriendly.

The staff is a local family—two parents and their two children (around 10 and 13 years old)—who live on the property. They genuinely tried their best to assist me, but it’s clear they have not received proper training and are not experienced in the hospitality industry. The connection between the description and marketing photos on Booking.com and the actual experience is extremely weak. The property is rundown, poorly maintained, and not clean. In my room, the wallpaper was peeling off, the walls were stained, and there was thick black grime hanging from the showerhead, along with human hair tangled into it and it was rusty. The bathtub was damaged, there was sand around the floor lamp, and empty insect cocoons were stuck to the walls and hanging from the ceiling. These are only some of the issues I encountered. The outdoor swimming pool was dirty and completely uninviting. There is a small cabin-like bar next to the pool, but it wasn’t operating. Despite the photos showing food, no food is offered on the premises. None of the common areas are pleasant or comfortable enough to sit and relax in. The listing claims the Siem Reap International Airport is 3.7 miles away, but in reality, there is a new International Airport in Seam reap and the drive takes more than an hour. The so-called 24-hour front desk means that most of the time—though not always—a member of the family running the place is sitting by the reception. Sometimes it’s even one of the children. At night, the father sleeps on the sofa next to the front desk. Their level of English is very limited. Photo 23 on Booking.com shows a well-groomed couple as the “staff,” which is misleading. In reality, the place is run by a regular, modest Cambodian family. There is no concierge service and no real tour desk. They can arrange a tuk-tuk driver to take you around, but they do not provide actual guidance or advice. Although the listing states an invoice will be provided, I did not receive one. Bottom line: This hotel is nothing like what’s presented online. It’s dirty, poorly maintained, and lacks the basic services it claims to offer. Even for a budget stay (budget - in comparison with Western Europe, not Cambodia), the conditions are far below acceptable.

Very beautiful and cozy hotel, large rooms, cool pool and great location - close to the centre but very quiet. The owners are great ?

This family run hotel has an air of faded glory. The rooms are clean and huge with balconies and nice views over the pool and the city. The balcony had chairs and a table There's a fridge and a safe in the room. The bathroom was fairly basic, but there was plenty of hot water for showers. The owners are fabulous and so helpful and obviously take great pride in keeping it clean and tidy. The pool area was nice with a few sunbeds - we didn't have a problem getting one when we needed one. They provided pool towels if you asked. Their rates for taxis and tuk tuks seemed fair and competitive. There's no lift, but the hosts took our bags up for us! The hotel is set back from the road so it was really quiet, but it is within easy walking distance of Pub Street, markets, cafés and restaurants. It's the perfect spot for exploring Siem Reap and beyond. The beds were huge but really hard! They could probably do with a comfortable mattress topper. The AC was a bit feeble, but did the job eventually! Some towels were getting a bit threadbare. There's no breakfast available at the hotel, but there's a fabulous café making pastries and really good coffee less than a minute away, so it wasn't a problem.

Huge clean rooms with good AC and nice balcony overlooking the pool. The staff were very friendly and the pool was great to lounge around after a hot day at Angkor Wat. Bed was a little hard, but that's personal preference.
