Location! Used to live that area so perfect for me. When asked about late check out the staff was very I friendly and tred to charge over $100. This was my third stay you could have given me some break.

Good cost-benefit. Cleanliness and location is amazing. Staff could be a little friendly and break fast is terrible if you don’t like Japanese food. They definitely should have a second option for breakfast offer.

This hotel is centrally located near the train station and is quite spacious by typical tiny Tokyo hotel room standards. The bathroom had reliable hot water with good pressure, and the receptionist was very kind and helpful. There is also a convenience store right next to the hotel, which makes it very convenient. They don’t have a breakfast room

Close to Odaiba. Clean. Quiet. Small rooms but good for a couple of nights. Staff let me leave bags early while site seeing. Rooms are small so prepared. Great for solo who doesn’t need frills.

Very strict when it comes about checking in and out. It is not allowed to store your luggage, a big downside for me personally. The staff doesn't speak English (I got lucky with 1/10 who did), but they are easygoing and with translation it's just fine. The windows do not open, but you have an air cleaner and air conditioner. There's no view from the window. It was very hot in the lobby and in the lift, even during the rainy season.

It was exceptional. I did Star Wars celebration and location from the hotel couldn't have been better. Also, facilities and comfort were great. The staff was professional and friendly.

Its a great place near station so everything was close, cross the street is 7/11 and on back side is Lawson so when you forget something you have it really close

I stayed at LiVEMAX Mita Ekimae for 9 days with my partner and two children (13 and 10). We had two connected single rooms which let the young ones have their own space but not be entirely unsupervised. We were initially concerned at the size of the beds before our arrival, as the listing stated a double bed per room, however the images on the website made the beds look smaller than they actually are; the double beds comfortably allowed space for two adults. The hotel is a few minutes walk from two different train lines (Yamanote and Teoi Mita) so travel is easy and it is surrounded by convenience stores and local restaurants if you're needing a meal at the end of your day.
