Location is great! Self check in and out! Breakfast was simple,not too much variation but cooked “home style” way. Rooms are extremely small! No closet, not ideal for long stay! But space under the bag for large luggage and I emptied the desk and piled all my clothes there! No facilities (gym or anything). Room Carpet is dirty! Front desk speaks small or almost zero basic English(but they the best in putting lots of effort to communicate, professional and nice)

The location was perfect. Slightly off the beaten path with little shops all around, but also a 5 min walk to Shinjuku Gyoen Garden and 15 min walk to the major shopping district. The breakfast was fantastic; not what I am used to in the states (if you've ever heard of a continental breakfast you know why, haha). Staff were incredibly kind and helpful. The bed. I am a side sleeper, but I now assume every Japanese person must sleep on their back with how firm the mattress was; I even got bruises on my hips. I averaged about 5-6 hours of sleep a night as I would wake up in pain. I still give this place a 9, because mattresses are a matter of preference and everything else was fantastic, but it is honestly enough that I would not return here.

I have indicated the estimated time I check-in (4pm) but I was early (2.30-3pm). To my surprised, they don't allow me to check early but only at 4pm. This is rather annoying and I have to sit there and wait because it was raining outside till exact 4pm. I hope they can be alittle flexible on this.

Breakfast was ok.A bit oily to my taste but was may he sub standard for what you can get in nearby kombinis and shops but still very good value for money. May be the staff a bit more conversant in english but really a small thing as through gestures and specific words communication went fine

Great location for visiting the west of Tokyo, and very close to the gardens. Convenient for Shinjuku station. Good breakfast. Beds were a bit hard.

The place was in the heart of Shinjuku and close to a metro station. Beds and pillow are uncomfortable.
