Hotel owner/manage Alberto, after my wife slipped and fell - severely injuring her back - because a piece of glass was left on the floor by housekeeping and injured her greatly. Alberto refused requested partial refund of hotel charges. Lastly, I have a photograph of the piece of glass which is 2 inches in diameter that I showed to the owner by photo. This lack of customer service and this housekeeping issue has me never to recommend this hotel.

Large room font two people. We had 3 balconies all with great views of the canal and the beds were so comfortable,

Location, cleanliness, quiet, and amazing breakfast.

Great location in the Dorsoduro. Close to great restaurants, easy walking to tourist sites and transportation. No complaints!

Beautiful property ! Great location ! All good !

Location and friendly staff

Close to the San Marco Tourist area and Gondola services. Can walk most anywhere in short time from this Hotel. Breakfast was good. Staff is helpful and ready to provide service. Water Taxi picks up in front of this hotel. Outside tables for dinning, were absent, maybe they don't support outside dinning, or maybe the space is not good for that kind of setup.

This was our 1st time in Venice (2nd time for my spouse. The Staff was super friendly and helpful. The location was excellent, walkable to all the sites and sounds of Venice. Our room was spacious for our family of 4. The breakfast was a highlight, tasty and plentiful, always with a great cappuccino! The drive-up water taxi dock was so cool ?, very nice touch. No walking with luggage involved at all. Amazing!

Everything was amazing! The room was perfect and was easily accessible to the 'main' areas of Venice while feeling like you weren't in a 'tourist' location. Would recommend to any family or friends! Nothing. Everything was perfect!

The room was comfortable and great! The staff was helpful and always there when we needed them The breakfast is was good, but not as good as our favorite breakfast!!

Location was very convenient to everything yet tucked away in a nice little quieter area. The staff was very friendly and helpful. The room was comfortable. I thought we were getting a “street view” but on the first floor there was no view at all.

Close to the center but quiet and private.

Great location along a non-busy canal. Very helpful and responsive staff. Our room, that did not have view of the canal, was nice and clean. Great breakfast. We liked the property. The only thing wrong was that the shower door gasket did not seal correctly so it caused major flooding in the bathroom. But obviously this must have been corrected by now.

Everything was perfect

Lovely room, excellent location and wonderful staff. Hidden Gem - there is a terrace off the second floor which I wish I had known about earlier in my stay. It is lovely.

The room was nice and the bellman/houseman was amazing. The guy never stopped moving. Room was cold. There was no way to turn up the thermostat. The front desk clerk had access to the temps in every room, but no real way to turn up the head. All they could offer was a space heater for the room. It's late October and raining--- you want a cozy warm room to return to. Also, desk was unwilling to follow logical suggestions about the rate for different rooms. Company line was quoted rather that actual discussion about the realities.

We loved the small, personalized feel of the hotel, as well as our lovely room and the spectacular views from our balcony. We very much appreciated staying in Dorsoduro and being so close to the Accademia Bridge, which allowed us to walk nearly everywhere. The staff were helpful in making dinner reservations and providing guidance on how best to reach Burano/Murano and the airport. The breakfast was also excellent! We thank you for a wonderful stay and look forward to returning to this wonderful hotel in the Spring. The only thing we did not like was the slippery marble shower stall floor, and suggest that "grip strips" be put down to help avoid any accidents.
