Staff were exceptional. Our room was large (definitely above the average hotel room size). Air con struggled a little but it was 38 degrees that whole time we were!

Beautiful garden, location was good near Academia bridge. Coming from airport by water taxi with luggages was really good. It was 2 bedrooms but one bedroom with 2 bed was like a jail? and some stains on the bed sheet… tried not to look… but it was only one night so it was ok

Amazing location, beautiful building and the garden, stylish rooms and excellent breakfast! - One of our booked rooms was a single room, and the photos on booking showed that it has canal view, but it didn’t. Actually, it was on the top floor under the roof and had no shutters, so it was a bit too hot and sunny - my mother didn’t sleep well. - Our second room was a standard double room and we were granted the one with the canal view, which is beautiful, but it has a side effect - it becomes very loud early in the morning when boats and barges begin to navigate the canal. So my husband and I didn’t get a good sleep either.

Clean, nice staff and good offer for breakfast rooms were a bit cramed (maybe too much furniture in the room) but would come back again to the same property

I liked everything a great deal, except for the late June/early July heat, which was difficult given the minimal capacity of the AC system.

Some family members' rooms did not have adequate air conditioning.

It was charming and perfectly located. Vaporetto stop was very close. Staff was lovely and helpful! Air conditioning was very low - it was very warm in the room. Floors are a beautiful, but very slippery if wet! It was fine for us - but lots of stair climbing

Great location, sooo comfortable, and the breakfast was amazing. Highly recommend. Reception person talked us into using their services to book Murano Glass versus the hands on experience we were going to do and the tour they setup was really bad. Book your own hands on experience.

Guests can’t control the A/C. Room was very hot and stuffy. Window opens but Venice is full of mosquitos. Property must change rules on the A/C.

The breakfast, very different than others hotel, breakfast included many healthy food. Well, very bad, looks like the shower drain do not have vent and/or trap so I had to maintain the restroom door close all the time.

We love this place. We always try to stay here going back 30 years. This time we brought one of our son’s families including 3 grandchildren. It’s a great experience to arrive directly by boat. It’s old in a good way and a great location. The staff is extremely helpful with reservations as well as any of your needs. Nothing

Beautiful building, perfect location just off the Grand Canal (but quieter), wonderful staff! We had stayed here 16 years ago and it still has all the same delightful charm. We loved it! No complaints at all!

charming hotel in a fabulous location. friendly, helpful staff. beautiful garden. excellent breakfasts with a wide array of choices. shutters that blocked out light. Some heavy packers might need a bit more room for clothes. I had about six outfits for a week and had plenty of closet and drawer space. there is no elevator, but the staff carry your bag up and down as necessary, so that lack is not a big deal as long as you can manage stairs. (unless of course your room is on the ground floor, in which case irrelevant).

The room and bathroom was a little small, shower door was difficult. However everything was very clean and it was good.
