Loved the location!!! Staff was super friendly. Air conditioner worked well. Sorry from the USA and need my cool sleep. Breakfast at the restaurant was included in the room price. It was very good. Had a nice variety of meats, cheeses, eggs, breads, juices, coffee, etc. The only suggestion I would make to someone traveling is if you like a dark room for sleeping, you will need to bring a sleep mask. The windows have sheer curtains, and the light on the AC unit is very bright.

Location is excellent. Julio went out of the way to arrange our transportation to the airport when we had to take a very early flight.

The location was convenient. I've thought a lot about this review.I am just back from a 30 day trip i 10 cities in 4 countries.The last 1/2, including time in Italy, I was traveling alone.NINE of my 10 rentals earned a 10/10 (or 5/5 depending on platform).This one was a 1 and I'd give it a 0 if I could. Check recent reviews and make sure you are looking at lodging reviews (restaraunt has same name). In short, the bed was SO BAD I checked out early and moved to a different (10/10 ) vaction rental which was a full 2 bdrm luxurious apartment with deck for 30% less. I have NEVER forfeited my "rent" & checked out of a room early.THAT'S HOW BAD THIS WAS. I am a tall slender woman (not a case of needing extra support) & the flat, HARD OLD mattress & FLAT PILLOWS were so bad I couldn't sleep all night; my hips and back were both killing me in the morning.Because the ONLY remedy to this situation (the place was sold out) would have been to replace the mattress that day & I knew that couldn't happen in Venice, I didn't bother alerting the host or even asking. I did let him know I had checked out early, after I was settled in my new lodging. Of course, I asked for a refund, but he declined (as I had assumed he would before I decided to leave). This was a once in a lifetime experience for me, and I needed a comfortable bed and some rest, so for me, forfeiting the $1000+ for the remaining two nights was still worth it. NOTE: AFTER I was there, another couple also checked out early, per the reviews on other sites. When filtering for reviews for lodging only, the guest rating is much lower than the overall reviews which cover both the restaurant and the vacation rentals. I realize there are many good reviews for some of the units, but assume they have at least one that is significantly better than my room. I reserved a "double" BUT the one I was assigned was not the one in the photos.

Location was good, that’s it. I am writing this review as we hope it will improve the conditions for future guests, as we were severely disappointed. My husband and I booked our stay here for three days, and arrived on a Wednesday. The business let us know the day of that their restaurant was closed, so the staff at the restaurant next door would be helping us check in. Not the worst problem, but it was a bit odd having a random person get us settled in. The lady was very polite though she didn’t have any extra information for us other that where our room was, (which makes sense as it’s not her business) it was nothing bad it was just a bit odd as they didn’t have their own staff there to welcome us. We should also note this is not a traditional hotel, it was more of an apartment (no front desk etc.) Once we got inside, it was quite shocking how different the room and bathroom are from the photos. As this is listed as a 3-star hotel, you’d expect a beautiful feel and quality to the room, though it was much more of a dorm room kind of feel, and was extremely basic. Our main concerns occurred when I went into the bathroom and the smell from the shower drain was very strong (sewage/old drain odour) and the black mould along the bottom of the shower and the shower tile were an instant indicator to us that this was not a top quality spot. Please see the photos for some of the mould, and again for the listing photo where it shows the shower as “spotless”. Please bleach or re-caulk the shower..!! Looking around further, the pump on the soap bottle was dirty, there was a strong musty smell from the twin bed (we booked the triple room), the clear plastic chairs had dried bits of what looked like chocolate/dark brown spots, and the sconces were FILLED with dust. The sconces were also 5ft off the ground on the wall, not way up high, so they were very easy to look into (and would be so easy to clean.) My husband is 6ft tall, and he could also see the top of the wardrobe was covered in dust.

The windows faced small streets, so the room was very dark without electric light. Maybe that's typical for Venice. Breakfast was good, but I missed having vegetables.

Our room was spacious and clean, breakfast was satisfying, and staff was great. We will come again as well as recommend. Their restaurant downstairs was outstanding!

Our room was spacious. The location of the place was great (a short walk from Rialto bridge and the water is stop and also close to the San Marco square!) The staff were amazing and kind including the two owners of the place. The breakfast was so delicious.

The location was great, and hosts were very nice and welcoming Our room was very dark and did not see any sunlight, we were also unable to open any windows because of many mosquitoes. The walls were very thin so we could hear everything happening in the rooms next door. The breakfast was very minimal, often missing items unless we were the first ones there
