Backing onto a pretty square, this Grade II listed house within a Victorian terrace has been lovingly restored to retain the ambiance of a private home with elegant rooms. Holmwood House features a comfortable sitting room with an open fire. Breakfast is their specialty, with a wide selection including Craster kippers. Special diets can be catered for with prior arrangement. Holmwood House is west of the city walls, which are just a short walk away. The wonderful York Minster and The Shambles, as well as the Jorvik Viking Center, the Railway Museum and many other attractions are within easy walking distance. York Racecourse is 2 minutes' drive away. It is also conveniently located for the railway station, for easy access to the Yorkshire countryside, Scarborough and Whitby, as well as the beaches at Filey and Robin Hood's Bay, and the uplands of the Wolds, the Moors and the Dales.

Breakfast was okay and staff were lovely. We paid premium price and then housed in the annex having to go out in all weathers to get to the breakfast room or living rooms. Heating was not working properly and we had to report this several times during our 7 night stay before it was rectified. Fire alarm went off and was not attended to until I got dressed and went outside to the main guest house to find staff to report to. Power cut. Guest house was generally run down and nothing like the photos online. No dressing table or table in one room. Nowhere to put toiletries in the ensuites apart from on the floor. Cars parking right up against windows of one room.

When we went for breakfast the place where we sat the window sill was not very clean

The staff were lovey, accommodating my advanced age by offering a room swap to one on the ground floor without me even asking. Comfortable bed. Great breakfast included in rate. The towels could use a bit of a refresher. But these were serviceable.

Lovely big room and bathroom, on main floor. Very quiet. Walkable to train station, restaurants and city walls. Staff very pleasant and helpful, desk staffed afternoons only. Good breakfast. No elevator for upper floors or to breakfast room.

The location was excellent and walkable to York center Additional payment for parking, however this is mostly typical for York.

I was in the Gatehouse annexe which was very convenient as I did not need to go through the main hotel to get to it. I left early and was not sure what to do with my room key when I left

Breakfast was a little less than desirable. Wouldn’t have paid the money for it, but it was nice to have while there

Good large room, comfy bed, excellent wifi, and a great shower. Good location once you get your head around it and near to a brilliant pub in The Fox. Could have had the heating on a bit in the morning as was perishing cold on waking up. And no idea why the cleaner kept opening the blinds I had carefully closed so that people on the road directly behind the windows couldn't look in

Good full English breakfasts individually cooked. The room was comfortable and the staff cheerfully accepted special requests. Reading lights are inadequate, even in the lounge.

I actually really liked this property. The bed was super comfy and the room was large. The only downside is the location is far from city center and there isn’t any AC. Other than that I would recommend it. The property is a bit dated but it was moreso charming rather than ran through. You know the vibes.

We were permitted to leave cases on the last day. Lovely sunny sitting room in the afternoon. Fruit platters for breakfast. Close to busy bus stop. Lighting in the room was dull for reading. Car park was difficult to manuver cars. No lock on bathroom door or expelair. Fly was not removed from floor. Bags of bread were on the kitchen floor. It was away from the attractions and restaurants.

Lovely old building with modern facilities inside. Check in staff helped with my luggage. Parking at the back available for a reasonable charge (£10) Large clean room with large comfortable bed. Toiletries tea and coffee and hairdryer provided. TV with all the app channels easily accessible. Bring your Netflix login and you can access that too. Breakfast was amazing. Friendly knowledgeable staff catered for my coeliac requirements. Definitely stay here again Just to be aware there are a number of flights of stairs (2 to check in) so after you park go to the front door to access check in. When booking request a room with the least amount of stairs if you cannot manage them.

Staff were great and helped me sort out a quieter room as the first one was facing the road. The breakfast was really excellent and plentiful. Some of the rooms looked a little tired.

The room was a bit stuffy and the he'd was less comfortable than most I encountered on this trip (similarly priced hotels).

Towels were old, there was no toilet paper holder, pillows were flat, staff was often unavailable, electric kettle was dirty, coffee creamers were sticky

Breakfasts Proximity to York centre Helpfulness of staff Some things need mending in the Annexe, such as window catches and door locks. Blinds and net curtains need replacing. Decor dated

Very comfortable, clean, and the staff was kind and helpful. The bus stop to the city center and train station is only steps away which made it easy to eat meals out and see the sights. The breakfast was the best I have had anywhere in the UK and the US.
