The location was great and The AC worked. When you check in you go to the bar in the lower level. There is no desk. No room service - we had to ask for everything we needed like more toilet paper. No hair conditioner, the TV didn’t work, the room is so small you can’t open luggage, the bed was small and lumpy leaving us with sore backs, NO LIFT means a small spiral staircase to lug all of your stuff up and down, dust bunnies on the lights and in the tea offerings, there is a special button to get out in the morning that we weren’t told about so we were literally locked in to the hotel. Not all of the outlets worked either. The curtains were dingy and shredded.

Literally nothing Extremely small room, bed was unbearably uncomfortable. TV didn’t work. Zero percent sound proof to other guests, and the pub downstairs. Even the pub food was terrible.

The staff were really nice The room wasn't as described, the TV didn't work and was attached by a clip. The hairdryer didn't work, to charge our phones you had to hold the charger in the plug socket to get a connection. No lift and very narrow stairs

Good location to downtown and transport but on a quiet street. Like all British inns suffers from old architecture and problems- water suddenly shut off during shower to a drip. Door to bathroom couldn’t close completely in either room

The unexisted collaboration between the pub below the rooms and the b&b. Apparently they are two separate managements. Communicating via booking.com was quite slow. We told upon confirmation that we would have check in very late. The answer we got was so unclear so that we decided to change our plans and check in within the standard time given. The window was so old it could close completely so air could fiercely come inside from the cracks and the space left between the windows and it's frame. If you book within 2 days from arrival they apply a discount that make the whole staying experience ok. But if you book last minute you can find better deals at the same price. I confirm that the stairs are very steep.

Some lights weren't working and in the shower there was some mould and it wasn't as clean as I would have liked the water in the toilet kept dripping all night, unfortunately the tv didn't work and they tried to fix it but weren't able to.

The room was just what we needed (family of 3), great value despite being on the small side. Location is perfect. The room was quiet, aircon was working, internet was working. Shower is very good, clean, modern. Would stay here again. The only downside is having to carry suitcases upstairs but for a few minutes of this difficulty you get amazing value for money for London and immaculate room and shower.

reasonably quiet, owner was friendly and convenient pub downstairs. location was a little far from tube with no nearby shops. Steep stairs to room with no lift facilities. Hairdryer had loose wiring and kettle would come on by itself.

with good location Comfortable bed, good shower, quiet location. Nice pub downstairs with friendly staff. Able to store luggage while we enjoyed our last day around London after check out. Good location for visiting a concert at Hyde Park, also close enough to walk down oxford street for shopping. Would suggest more pillows are provided as were only 2 on double bed.

This is a lovely, well priced, boutique hotel, not a corporate soulless box. I love that it's air conditioned, quiet, quirky and so central (10 minutes' walk from Edgware Rd tube). There's a bar on the ground floor and the manager is charming. The beds are comfy, curtains are blackout and the showers are gorgeous. Really impressive for the cost, so I'll be back soon. This place is friendly and welcoming, which is far better than most of the hotels I've stayed in. It felt like my visit mattered.

The room is very small but in great shape and with a great rainshower plus handheld showerhead in the compact but spotless bathroom. HVAC is new and perfect. We visited on some of the hottest days in London and, if anything, the HVAC had to be "toned down" a bit. Rooms have maid service and linen changes daily. But the absolute highlight is Bhagrav; the manager for three years. We were nearly 3 hours delayed, arriving at midnight, and Bhagrav was right there with a smile and every possible offer of help. This was his mode thru the entire stay: offering help and helpful information and always greeting us with a warm smile. Its a small hotel and, as is typical with this genre, there's no elevator, just FYI. Even so, Bhagrav offered to carry our luggage at entry opportunity. We declined but appreciated the offer, definitely. Location is between Marble Arch and Regent's Park. Bfast isn't provided ... there are some old mentions of that ... but Black Sheep Coffee opens at 7 and is just 2 mins walkaway with bfast sandwiches, muffins, etc. At 8 Boxcar Cafe opens with some unique and tasty options!

The room we stayed in was just like the photos shown. Wifi, TV, and air conditioning worked perfectly. It is very close to metro stations and the area is super safe. The staff is very friendly. They take care of you every day to make sure you don't miss anything. Excellent accommodation option.
