This is one of my favourite hotels in Southeast Asia. The staff are incredibly welcoming and helpful. The rooms and the hotel itself are lovely, old colonial type digs, and the beds were extremely comfortable. The breakfast exceeded my expectations, provided with coffee, tea, juice and a range of options to eat including pancakes, omelettes, rice dishes and noodle with different meet. You will also get a small bowl of fruit and a great view of the river. This is the best complimentary hotel breakfast I've ever had - delicious and full of charm. Excellent location, within walking distance of everything worth seeing.

The villa/hotel was exceptionally clean in the room as well as the lobby/entrance. We had to take our shoes off upon entering which is a good way to keep the area clean. Our patio doors opened up to our terrace area where the breakfast was served each morning. Everyone had their own little private space plus a small menu was given to place our order every morning with a tablecloth and cloth napkins. The food was delicious and we could order the amount we wanted. The 2nd morning we were there, we were served the exact beverage we had ordered the previous day without even having to ask. Very nice that they remembered!Very cute set up! The area was a bit dark in the evening but we still felt safe walking around and there are a few restaurants close-by but a bigger selection along the river. Very easy access to the rivers (Khan and Mekong, the night market.. ) The manager/owner helped us by reserving a taxi for our very early departure since he told us that in the very early morning, it was difficult to be assured getting someone That was much appreciated. Excellent location! The area is very noisy from the traffic! Ear plugs are a must if you are a light sleeper. The doors provide NO soundproofing whatsoever. We loved the private terrace BUT even though there were no ants in the room, there were tons on the terrace area so I had to not look down on the terrace surface when sitting outside to read or for breakfast because there was a constant trail of ants going back and forth between the plants and potted plants. I wish the owner or manager could have done something about this or at least wash them out of the area once a day. The ant situation made me very uncomfortable.

Very friendly and helpful staff. Good location Large bedroom area and bathroom General contact and communication I thought they could have offered a better choice for breakfast. It’s a small hotel with limited kitchen space but a self serve area for juices, fruit, bread/toast, yogurts etc alongside the set menu for main course breakfast shouldn’t be too difficult

Location was great, very walkable from many attractions and the old town city center, night market, and temples/attractions. There is a riverside park area close to the hotel (great spot to sit and relax after a stroll!) and a cooking school a block away. Very convenient location for tour pickups. Each room has a designated dining table on the balcony so you're guaranteed a spot for breakfast. Wish I could have enjoyed the breakfast more but with my tours some of the timings didn't line up. The breakfast I had was good - both basic western style options as well as Asian menu options, served with fruits and your choice of beverages. The staff here are very friendly and are quick to remember your name and greet you! For housekeeping, you have to leave the room key at the front desk each morning and pick it up after. Door isn't locked with the key itself, you just lock it from the inside, pull the door and it auto locks (took me a while the first day to figure that out). The towel elephants and Disney rugs were a cute touch left by the house keepers! The walls are quite thin so you do hear everything on the streets and noise from your neighbors. I stayed at a street facing first floor bedroom and could hear all the traffic and chattering when people or cars passed by. At night it did keep me up a bit. Amenities are basic, but great value for a view of the river!

Very pleasant hotel, delightful staff (mostly talked to Tom and Niyai, but everybody there was professional, helpful and with an easy smile), delicious breakfast. Nothing comes to mind.

The included breakfasts were generous and delicious, the front desk staff helpful and friendly, and the location was perfect facing the river (ask for a veranda) and a short walk to restaurants, shops, temples, and the alms giving. Nothing!

Ban Lakkham River View is very close to the main area but situated by the Nam Khan river making it easy to go back to the hotel for a break and a quieter place to be overall (construction was happening on the river bank while we were there but likely temporary /there will be noise early in the AM as many buses park on that street to go to the Alms Ceremony - but that’s simply your cue to get up and go to this traditional ceremony.) The rooms are lovely, very comfortable and clean. The included breakfast on the outside terrasse is a la carte with several options (the pumpkin soup with baguette is awesome). The daily fruit in a lovely glass container is a nice touch - as are the free lady finger bananas in the reception area. Finally the staff is very attentive and friendly. N/A

I loved staying here. Beds are very comfortable, water is hot and pressure is strong, breakfast is superb, and the place is extremely clean. Location is perfection. I did a lot of bike riding out of the city and the wonderful staff washed my clothes daily ready for the next day for a very reasonable price. The bikes at the hotel work well and took me on fun journeys but if you want a bit of off road rent your trail bikes from LP Holiday Travel. Great bike, very reasonable day price, with helmet and bike lock. Highly recommended. For the price point, there is nothing I could fault.

Amazing and stunning large room with fridge kettle even slippers and dressing gown - ceiling fan and a/c. Tom was beyond amazing on reception helping with tickets and bus at great prices - his service level is above and beyond. Only thing that should be mentioned is that there is no dining on the river as shown on images and a bit of construction noise from the river works right opposite.

Amazing breakfast and comfortable room with a balcony. The room overlooks the street but it is surprisingly quiet at night. Tom at the front desk was so helpful and made our stay very enjoyable.

Very good choice of breakfast items, but it took awhile for them to prepare a hot breakfast. The location is right in front of the river, which normally would be great, but there is a major public works project going on with the river banks that made a lot of noise during daytime hours. There are lots of great restaurants nearby. I recommend taking the cooking class with the Bamboo Restaurant two doors down.
