Location, room, which is more an apartment without kitchen. Simply perfect! Beautifully designed, extremely comfortable, 5 star hotel amenities, great location, close to the center,a lot of excellent restaurants and caffes around, quiet street, parks around ,beautiful area. I will say that this place is really 5 star Super Boutique Hotel. No comments about breakfast. Completely out of keeping with the hotel. There are few places 2 -3 min by walk with excellent choises for breakfast and also lunch and dinner. Fresh, tasty, with impeccable service

The location was ok. There are many embassies on the street where the hotel is located. There is a LIDL close by where you can do some shopping. There are lot of restaurants, bars and a few parks nearby. The cathedral Aleksandar Nevski is about 10 min away. So is the University of Sofia. The staff was very helpful and they brought over and if you can't make it to the breakfast, they will prepare you something to take with you. I had a sandwich and orange juice, but you can choose something else. The room Horo was amazing. First time when I saw a functional fire place in a hotel room. Big room, with a couch, desk, fridge, AC, and confortable bed, plus a balcony. The bathroom was very nice. There are no dedicated parking spaces for the hotel. There are public parking spaces but I think you need to have a Bulgarian number plate to pay by using the app. I recommend contacting the hotel before booking, If you travel by car.

This is a tiny, yet exceptionally well designed and comfortable boutique hotel right in the heart of Sofia's bohemian district. Despite being so small, you still get the big hotel care feeling - the receptionists were very kind and helpful, the room was huge, the bathroom facilities were exceptional, the beds comfy. You get that nice luxurous feeling of being taken care of. There are bistros, cafes and bakeries right on the street, and if you just keep going straight you will reace the city center so location is also great. I warmly recommend it.

In description was stated welcome drink. No, did not find anything but water. For such level of accommodation water is not counted as welcome drink. when you book Suite with the bathtub which is actually first on the photo, you actually get any suite from the category and they not necessarily have bathtub. do not appreciate this approach. they are all different designs and with different configuration. we arrived and got suite with shower and were offered to check suite with bathtub though but to have suite just near reception was not the option for us.

The junior suit is located in the ground floor, behind the reception desk and right next to the toilets

    The smell in the bathroom

Lovely property on a quiet street. We got upgraded to a suite which was wonderful and spacious.

Everything as advertised, extremely clean, organized, convenient, comfortable, stylish, quiet location with everything near by….! Top notch hotel! Thank you. Nothing.

Our first impression of this four-star hotel was a negative one. The young receptionist, in sweatpants, was unwelcoming and unprofessional, which immediately set the wrong tone. While our room was spacious and adequately furnished with an attempt at unique decor, we were disappointed to find the electric window blinds completely inoperable. The remote controls were nowhere to be found, and the front desk staff's poor excuse that "no one has asked about this before" was unhelpful. Overall, this hotel did not deliver the high-end, boutique experience its price point suggests.

The hotel is very clean, with all necessary amenities in the room. The location is good, close to points of interest, but I must point out an important issue: parking. If you are a foreign tourist, you may face serious difficulties finding a parking space, which can cause significant inconvenience. Unfortunately, our experience was overshadowed by the attitude of the receptionist (the young man with glasses). From the very first interaction, there was a complete lack of openness and willingness to help. His tone and behavior were rigid, showing none of the basic courtesy and hospitality one would expect in a hotel. We felt as if we were not welcome there, which should never happen in customer service. The most upsetting moment was in the morning, when we came down for breakfast (included in the room price) during the allocated time, only to be told - completely nonchalantly - that the cook had already left. We were traveling with a 5-year-old child, but this did not seem to matter to him. He offered to prepare breakfast himself, although that is clearly not his responsibility, which raises serious questions about the hotel’s organization and service standards. We did not pay for an improvised experience, but for complete services as advertised by the hotel. I have never written a review like this before, and it is not something I enjoy doing, but I believe it is important for the owners to know that such behavior can undermine all the other positive aspects of a stay. I will not return to this hotel - not because of the conditions, which were good - but solely because of the receptionist’s attitude. People come back to places where they feel welcome, and in our case, that feeling was completely absent.

This is a small boutique hotel in a residential part of the city. It is an easy 15 to 30 minute walk to many of the galleries, houses of worship, and the museums that are the main attractions of Sofia. There are also a variety of restaurants and shopping if you venture out onto the streets. The staff is extremely friendly and accommodating. We stayed in the penthouse room which is bright and airy, with a lovely vista of the Sofia cathedral in the distance. We would definitely stay again on our next trip to Sofia. The room is on the 5th floor, but the elevator only goes to the 4th, so you have to take a small set of stairs to get to the room. The staff helped with our bags and it worked out fine.

Room was very clean, tastefully decorated. Quaint boutique accomodation. Walkable to train [5 minutes]. Breakfast was delivered to the room and was on time and yum. Location. Mislead by distance from center. When asked I was told, well that is the perimeter of what is considered 'centered' and that member of staff responded snidely. When asked how to get to to a specific location, I was told to walk, when I said it took me 35 minutes to arrive from earlier, I was told take a taxi when in fact the train stop was a 5-6 minute walk and brought me down to the cathedral area in minutes. That was the only staff member I didn't care for.

    No parking. Breakfast was disappointing

Brilliant location with many little cafes and restaurants on the street and though we didn’t try it, an outdoor fine dining restaurant in the backyard of the hotel. Excellent breakfasts brought to our room each morning and whether it was eggs, or omelettes, or warm porridge with tons of fresh fruit, was very good. The rooms are huge with a balcony and they have thought of every little detail - from wine opener for the stocked fridge, to shoe shine tools. I could live in that room to be honest! Nothing to dislike

  • Engine customer Jun 2025

The design suite is very spacious and well decorated. Shower is large and has great water pressure, although some water leaks to the bathroom. Located in a green area and peaceful neighbourhood. There is no space for breakfast and you have to tell the exact hour that you would like to be served. By the time that you get your coffee, you only have a few minutes before it is cold. it would be better to have more varied options for breakfast. You can choose only one option (omelette or yogurt, for ex). Maybe a little mix would be more pleasant.

Oborshite 63 is one of our favorite stays in all of Bulgaria. A beautifully designed boutique hotel filled with creative touches and a wonderful combination of comfort and artistry. Located on a lovely tree-lined street near the main sites of Sofia - with abundant cafés and restaurants nearby. The staff is superb; Exceptionally friendly and helpful - they made us feel at home despite being on the other side of the world from ours. A+ all around.

  • Engine customer Jun 2025

The shower is in the room basically and you can tell there is water damage from it so it made the place seem dirty. One of the nights our room keys stopped working at midnight so we had to wait on someone to come open the room. It was def not a good experience.

We absolutely loved Oborishte 63. A tricky name to say but fantastic hotel nonetheless. We had a wonderful stay. The staff is incredibly friendly and helpful. Rooms are unique and exceptionally designed with a creative flare. It is obvious the designers took enormous care to create a special experience down to every detail. Each room is based off a different Bulgarian artist which makes it even more special. The location is perfect, close to all the attractions one might want to see in Sofia. Located on a quiet, leafy beautiful street in a charming neighborhood. It is difficult to say anything negative about this property. One warning in general about Bulgarian design: there are lots of little steps inside hotel rooms. Specifically: hotels feature a small door threshold at each bathroom that is a major tripping hazard. You have to be constantly aware of any hotel room because these tripping hazard seem to be normal design for all hotels. Not just Oborishte. My 84-year-old mom unfortunately tripped the first night we were staying here and fell pretty hard on the marble floor of the bathroom.
