First of all they advertise they have their own parking lot. While they do, it fits probably only around 15 vehicles and only if they’re compact size. Secondly, I sent a special request that we be able to have a room near the entrance and without stairs since we were there for my husband to have double eye surgery. No one ever contacted me to tell me that we may have to park in a parking garage and then walk to the hotel or tell me the only way to get to our room was up a flight of stairs. Yes, there was an elevator down a dark and creepy outside corridor but my husband would have still had to negotiate a small flight of stairs to get to our room. Third, the overall maintenance of the facility is lacking. The stairs and walkways are dirty and the carpet is ripped and peeling. Fourth, the pictures represented on the internet show this property to be in much better condition than it is. The pictures also make the rooms look much bigger than they are. Fifth, the furniture in our room was in deplorable condition. The chair in the corner was disgusting and the covering ripped and peeling off. Sixth, there was hair in the bathroom on the shower walls and one on the toilet. The toilet barely flushed and required excessive flushing to get anything to go down. Seventh, the AC barely kept up. Eighth, the tv only worked intermittently. It would have audio for 2-3 minutes and then like 30-60 minutes no audio at all. Lastly, unexplained charges on my debit card.

The room was spacious and well maintained. Bedding was clean and comfortable. I would definitely rebook here.

Disliked/could be better: cramped/not enough parking in the main area, additional cost for parking, noisy AC, very basic bed, accessories and bath towels.

The complimentary breakfast next door at Rosie’s was a nice addition.

This was a lovely location in the heart of downtown Spokane! Wonderful staff, wonderful friendly guests. The breakfast is excellent super close by and delicious! Just an FYI, if you're looking for a location that also has a gym and a pool you're allowed to use the other Ruby locations. Just talked to the front desk about it. There's a lovely pool at the Ruby River and it doesn't cost anything additional to use it. :-) Enjoy your travel!

The room was disgustingly dirty. The toilet bowl was stained from lack of cleaning. The bedspread and under the blanket had dirt stains and hair from prior guests, which indicated that the bedding had not been washed. My husband and I slept fully clothed and on top of the sheets bc we didn’t want any part of us touching the filthy bed. Everything including the ice bucket had a layer of dust indicating no cleaning. The bathroom, aside from filthy toilet, had gross mildew in the corners of the shower and other people’s hair on the shower walls and floor. We avoided showering there bc of the gross conditions of the room. The free bike use was spoiled by a bike that broke 15 minutes into the ride. On the plus side, the morning clerk and restaurant staff were very nice. The place reminded me of a flop hotel for derelicts where you’d save your cash to get out of bad weather and do a bender on drugs. If you’re into that, this place is for you.

The parking was rough upon arrival. We did not get our parking pass until our 2nd night and we were not informed of the secured gate parking until after we paid for public parking elsewhere. We also had to leave very early (430 am) on check out day. We were told to go to the locked gate and call the phone number on the sign and they will buzz us in to get our car. That was not correct. We had to call 3 different phone numbers to find an actual person to get the code to the man door to get our car. The hotel lobby did not open until 7am so there wasn’t anyone around to help us. We could have been late for our flight if the 3rd phone number we tried had not picked up.

They offer free breakfast at the restaurant next door, which is very nice compared to typical hotel breakfast. They just have two bikes to rent out for 4 hours at a time which is perfect for exploring the city with a partner or friend. The room wasn't very soundproof but they do have earplugs. The room was clean but very dusty, and they also added a 10 dollar entertainment fee each night, which I didn't see in the description when I booked.

As a solo traveler, my main concern is that parking is very limited on the property. I had to park a block away in a semi gated lot and walk by myself to the hotel. Also, the room doors exit outside, so this is lore like a motel than a hotel. The room was clean but again, not a place I would stay as a solo female traveler again.

The staff was very friendly and helpful and it was a very good location for staying downtown and being in the middle of everything

We only stayed the night on our way thru town. Bed was comfy, night staff was extremely friendly and helpful. Major bonus was the included breakfast at the diner next door. Perfect for us.
