Clean and quiet hotel at strategic location

My wife and I stayed in a Western-style room; our 3 kids stayed in a Japanese-style room (which was nicer by virtue of the Japanese-style shower). Both rooms were clean and comfortable. Breakfast (both the Japanese and western) was delicious. Close to Nishiki Market, Gion district, shopping and transit. Staff was very friendly and helpful.

Wonderful triple western room including a powerful shower, good AC, washer/dryer combo in the room. The location is great near the canal and transit plus an easy walk to Gion. We recommend both the Japanese and western breakfast that are generous, fresh and well prepared. The staff were always delightful. Nothing

Very clean and classy. Amenities like the free washers and dryer was nice. Location was convenient - about a 5-8 minute walk to subway. Very comfortable.

The Machiya Ebisuya is a beautiful, small hotel within walking ditance of the Gion without the noise and tourist traffic. The rooms are a good size and the details are perfect. We had two rooms - the Maisen no Ma tatami room with a garden and a Queen room for our daughter, who prefers a western bed. Both were calm and beautiful and the front desk staff was always very helpful. The futon were SO comfortable! Delicious breakfast as well in a gorgeous converted kimono shop next door. Unfortunately the western beds are very hard (like sitting or sleeping directly on a boxspring). Our daughter's room (Queen) was not completely clean on check in and it smelled musty. Note that in the traditional rooms there is no place to put suitcases where there is any light to see what you're doing.

Our room was both spacious and cosy. The beds were comfortable, it was wonderfully quiet, and we even had a washing machine in our room. We were particularly amused by the toilet, which when you open the door, beeps hello at you and the lid raises automatically. Our room was larger than most Japanese apartments. Great value for what we paid. The staff were also very helpful in getting our bag sent on to the airport. It's in a nice, quiet neighborhood, though it's a bit of a walk to get anywhere. There is no public transportation close to the hotel, the subway to popular areas being about an 11-minute walk. But at least you get your steps in!

I loved the location. It’s nice and quiet while being walking distance to a lot of sights or an easy uber to further spots. Our room was really spacious and clean with nice amenities. Also appreciated having free laundry facilities.

Fantastic Japanese breakfast, one of the best I had in many years in Japan. There is an also an option of bread sandwich which looked good but I would strongly recommend the Japanese option. The breakfast area is located in an old building which is kept in a wonderful state with a beautiful garden. Our room was great for 4 people with a normal double bed plus a tatami room with futons, and it had a small kitchen as well with fridge and microwave plus cooking and eating utensils. The location was good close to the central areas. The staff was friendly. Price is high but that is normal for Kyoto these days and the great breakfast compensated for this.

We loved everything about this property. It was exceptionally clean, with a beautiful mix of modern comfort and traditional charm. The staff was amazing — friendly, welcoming, and always helpful. The breakfast was excellent as well, offering a very balanced and satisfying meal. We would definitely stay here again and recommend the place to others. No complains at all.

Awesome hotel, everything looks very new, the rooms are extremely spacious, stylish and comfortable compared to other Japanese hotels. Staff was nice and I liked the location because it is in a very quiet street, but the main street and Gyon are 10-15 minutes away. A SevenEleven around the corner and plenty of great restaurants within 5-10 minutes walking distance. The only disappointment was breakfast. We booked with breakfast, but there is no buffet. And although the quality of the breakfast is good, you get everyday (5 days) the same toast with some greenleaf salad, a jam. There are other options but you have to pay extra to ham and cheese on your toast, which is really unnecessary. Either don’t serve breakfast or offer a breakfast option that matches the level of the hotel itself. Otherwise the hotel was really great.

Only two laundry machines - if you need to do laundry, best to start early in the day because the cycles on these machines take hours and they appeared to be in use at all times. My room was on the 1st floor directly next to the elevator and it was quite loud in the evening due to other guests talking while waiting for the elevator. I asked to switch rooms and they were unable to accommodate this request. However, they did give me a complimentary late check-out to compensate.

Loved the location— right near the main things but tucked away off the beaten path. The exterior of the hotel is beautiful and it felt nice to walk into every day! They monitor the air con and heat. As a westerner, it’s very hard to be sleeping in an 80 degree room— we like ac! Or simply like to have control of the air temperature. I couldn’t sleep in the same bed as my husband bc we were simply too hot. I opted for the couch at times and when I asked if they could lower it, they couldn’t and/or said they could but then never did etc. Additionally the rooms are a bit dark and a little muggy at times (after taking a shower in combo with the steam and heat, yikes!).

Really the only (minor) issue we had was bed placement. Being against the wall, if made it hard for the second person to get out of bed without disturbing the other, but this was a super small inconvenience.
