Cosy, clean and tidy double bedroom in a great location, just stone throw from Paddington station, Edware Road, Marble arch and Oxford street are walking distance. Breakfast included, good spread but continental with scrambled eggs. Lots of places to eat, Pubs are very close, Tesco, Waitrose and Sainsbury all walking distance. There is a small fridge and microwave in the room which is very convenient. Room was cleaned and serviced every day which was bit of surprise to me. Over all very good would stay again. Reception looks bit dull, could do with a bit of make up but staff are friendly and wonderful. Breakfast only from 07:30, early bird like me it was little bit inconvenient, continental breakfast anyway, they could start early like 6:00, stating cooked stuffs like scrambled eggs will be available only after 07:30.

Location, cleanliness, friendliness. All staff went above and beyond to be accommodating and make our stay perfect. No WiFi available, maybe because we were on the 3rd floor.

The location was perfect, just a few minutes walk to a wide range of places to eat and about a 5 minutes walk to Paddington station The hotel is situated in a quiet local set back.off a none too busy main road. Breakfast was more geared to foreign visitors than UK. Breakfast room was small and would have been cramped if more than a dozen guests were in the room.

Staff, location . I genuinely do not understand how this property has been rated as a three- or four-star hotel. In my opinion, it does not meet the standard of even a basic budget hotel or B&B. The staff were the one positive aspect of my stay. They were friendly, approachable and helpful, and there was staff available throughout the night. Unfortunately, the accommodation itself was extremely disappointing. There is no proper lobby or common area where guests can sit or relax. The corridors are narrow and constantly busy, the reception area is tiny, and the overall layout feels cramped and confusing. Access to some areas requires climbing multiple flights of stairs, and the building becomes uncomfortably hot. Many of the basic facilities and comforts that most travellers would expect from any accommodation were simply not there. I have stayed in many budget hotels and B&Bs across the UK, and this was well below that standard. I would not choose to stay here again.

Staff was extremely helpful and kind. Loved chatting with them at the front desk and at breakfast (Nafia was extremely helpful and kind). Location near Paddington was awesome for trains and Tube - definitely take the Heathrow Express from Heathrow to Paddington. It's worth the price as it only includes ONE STOP to Paddington. Sawyers Arms is a great neighborhood pub around the corner. Loved the location of the place. Close to Hyde Park. Breakfast is great. It rained one night and our twin room was wet from a leaking window and light fixture. But staff was very accommodating and gave my daughter and me single rooms for one night (luckily, it was our last in London so we were not separated the whole time). There is no elevator so you're carrying your bags up the stairs but staff is willing to carry for you if you want.

This is a nice budget hotel with friendly staff and a decent breakfast buffet. A nice clean but small bathroom. The stairs would be a challenge for some people but as reasonably fit 60 year olds, we managed our carry on size luggage. The location is an easy walk to Paddington Station and Hyde Park. All and all, a good pick. It was a very hot week in London and the lack of AC was definitely uncomfortable on the 4th floor.
